Overall, this was a pleasant stay, and well worth the price. Villa Fiorita is well-maintained and the room was spacious. That said, the rooms are not cleaned regularly - it was my understanding that you have to ask for the room to be cleaned, and even then they only clean once every 3 or 4 days. The breakfast was very basic (coffee/tea, a few slices of bread, butter and jam, and usually a fruit, like an apple or a plum) and the coffee was on the cold side. The property is located outside the center and the city walls, but it is very close to the central bus and rail station, and about 25 minutes' walk to the city center. The host is very nice and was very helpful when I caught a cold.

Exactely, we are guest house not Hotel. If you wont the room cleaned every day you have to book the hotel right side, but the price is the double for the same days... not 500 but from 1000 to 1600, and the price is the different because you don't have the same service, nothing is free, but you are very very yung boy, you have so mani time to learn the difference between different service you can have.

I took the single room. It was close to the train station and to the city center as well. Gabriel was a good host and he shared all the details regarding the stay. Only downside was that my room was facing the road and it did not block the vehicle noise from outside. Everything else was great.

Hi thank you for yours sympathy. Yes I know, my home is in the main important street of the city, which is very positive, but on the other hand, it is a very lively street being the main street. However, I think that the reason why the single room is so successful in terms of bookings is the low cost, and it is low because it is a single room positioned in that way.To paraphrase a famous saying, there are no free meals... and no free rooms either...:)

Lovely apartment. Nicely furnished, comfortable, hot shower, easy access. Host Gabriele is welcoming and friendly. Felt at home and safe. Heating came on. Parking and supermarket very close and a little osteria just next door. Short to medium walk into the centre. Station close by.

The house itself definitely needs a deep clean. Lots of dust everywhere... on the staircase, tables, headboard on the bed. Everywhere. The bathroom was ok but the toilet brush needs changing as it is gross. The breakfast which I paid an extra €6 for was absolutely not worth it. A couple of boiled eggs, no butter. Some pastries and coffee. All served on a not too clean old trolley. I was very disappointed. The location is absolutely fantastic as it's close to the train station and very close to the city center. Overall, I would not stay again as the cleanliness of the place was not great.

Gabriele was a wonderful host. His home is charming. Breakfast was delicious and delivered to our room at our convenience. We even enjoyed some fruit from his fruit trees in the back yard where we relaxed for an afternoon break from our travels. The location was an easy walk to the bus and train station and an easy walk to the medieval city of Siena.

The best thing about this bed and breakfast is the location, a short distance from the stairs of the train station and within walking distance to the historic city center. I traveled alone and my room was minimally furnished with a single bed, a kitchen chair, a low table, a cupboard, and a fan. My room did not have air conditioning. The only mirror in the room was on the door inside the cupboard door that would not stay open, which was a bit inconvenient. It would have been nice to have a full-sized one in the room. The bathroom was OK, seemed clean, but I had to ask for toilet paper twice. The garden has great potential, but it needs quite a few hours of gardening. Do not choose this place for the garden at least. All in all, not amazing, but ok. OK room, OK clean place, so if you only need a place to sleep, this is suitable. (Could have so much more potential - this place).

The old property is very beautiful and full of charm. The room is very spacious but the mattress is hard and the pillows too thin (according to my taste). The first night there was a lot of noise from the street but the second was quieter. Good basic breakfast. The second morning, the soft-boiled eggs were less successful than the day before and the bread was drier. The owner is very friendly! I recommend this establishment and would return without hesitation.

This villa was surely a beautiful house a long time ago. Unfortunately, it is now quite rundown and gives a sense of neglect. The pictures do not reflect reality. My room had lovely old furniture, but they were neglected. The ceiling chandelier was totally dusty, the windows and window sills were very dirty. In the bathroom, there were no towel hooks and not even a toilet paper holder. This is not romantic, but primitive. The shower was disgustingly dirty around the edges. There was no service. The bathroom was never cleaned, the trash not removed, the room not made. The operator should not indicate in the bed-and-breakfast filters that the accommodation has a parking lot, as this is not the case. There was also no breakfast. I had accommodations in other cities before and after at the same price range that were excellent. The advantage of this accommodation is its relative proximity to the old town, but its condition in a city like Siena is a shame. The operator is actually a nice person, but his interests seem to lie elsewhere.

It is 8 minutes from the train station (you have to go up the stairs of the shopping center in front of the station, even if it seems strange hahaha, and you will manage to get there). 20 minutes walk from the center, very good area. The accommodation is very well equipped, towels, shower gel, hairdryer... We went during the holidays and we couldn't find lockers to leave the suitcases on the last day, but they allowed us to leave them there and then come back for them, so thank you very much! You can also pay by card. We recommend, thank you!

Excellent. Large room with mini terrace and en-suite bathroom. It is a very cozy old house, the manager is very kind and helpful. The breakfast is abundant and very tasty. The location is just a few meters from the station exit (Siena train station is below but very well connected to the center through escalators and a small shopping center, this location is once you reach the center). Considering that Siena is a city with many climbs, I found it ideal to be able to leave the suitcases in this location and walk peacefully. I recommend it and if I return to Siena I would stay in the same place.

My stay at Villa Fiorita was nothing short of exceptional. In the heart of Siena, a few steps from the historic center and the city gate. It is located in a strategic area. The building is a dive into the past, a beautiful villa that recalls the style of the early 1900s with modernity in terms of bathroom and colorful walls. Wooden stairs with carpets. The rooms are well heated, spacious, equipped with comfort. Comfortable and spacious beds. The staff is very kind and helpful, always ready to meet any need. I highly recommend it, with an optimal quality/price ratio.

rinfrescata alle pareti è stata data in tempi di covid, l'ultima imbiancatura della sua stanza e delle 2 davanti ha meno di 2 anni, mentre le scale sono state completamente ristrutturate nel gennaio 2020, prodotti utilizzati sempre di assoluta qualità, linea all'acqua lavabile della boero. Probabilmente non è abbastanza, ma non posso imbiancare tutta la struttura ogni 6 mesi, sono,600 m2 per 3.40 altezza, cioè un bel pò di metri da imbiancare, le faccio a rotazione, altrimenti dovrei vendere le camere a prezzi tali che rimarrebbero invendute. Per farle capire, tutta la struttura, cioè 600 metri quadri costruiti nel 1912 sono stati quasi interamente ristrutturati a partire dal 2016, cioè negli ultimi 7 anni. Non è facile ne ristrutturare, una struttura del 1912, ne soprattutto capirla. Per il resto grazie.

I paid €72 for a mini-room in the days leading up to the Palio. It was a sufficient, basic room, without air conditioning. The lady at the hotel was very welcoming and allowed me to have a few hours of early rest, for which I was very grateful, as I was very tired after coming from the Via Francigena. However, she couldn't accept payment and told me to relax, to write to her husband later to make the payment. After my rest, though, the husband arrived knocking on the door and when I opened it, he said only one word: "payment". Perhaps he thought I had no intention of paying. He seemed very angry and that made me very uncomfortable. Maybe it was a misunderstanding, but at that point I didn't feel so welcome anymore. The building has very beautiful common areas and there could be other rooms more characteristic than mine. Maybe it could have a nice garden and, maybe outside the high season, the price would be more reasonable. But for €72, which I paid only with my credit card, I am normally used to paying the tourist tax in cash and then receiving the receipt. Perhaps in Siena things work differently, but it is still an accommodation outside the city walls, on a noisy street. In short, I know it's possible that it was my mistake, but the interaction with the gentleman left a bad impression on me. For this reason, it wouldn't be my first choice to return to this structure.

Vista la stancheza che manifestavi ho cercato di essere più veloce possibile, mi spiace se sono stato frainteso, non era mia intenzione, e avevo una forte infiammazione alla caviglia, che non era piacevole, sai com'è siamo umani pure noi. Vedendo ciò che scrivi credo che l'errore più grosso sia stato darti la disponibilità che ti ho dato di accedere alla camera prima dell'orario concordato e senza peraltro il minimo preavviso, come dicesti? " sono arrivato ora sono qui fuori, so che sono fuori orario, se non puoi non importa aspetto, beh non potevo, ero al supermercato, con un minimo di preavviso avrei potuto.... e avresti potuto tranquillamente riposare, fortunatamente sei un caso unico a livello lamentela su di me, altrimenti saresti pure l'ultimo per cui mi danno così tanto per venirti incontro. Riguardo il prezzo, bravo hai centrato il punto, sei venuto a Siena nei giorni di Palio il 14 agosto quando la media prezzi per una singola è di un 30-40% più alta di quello che hai pagato, e dubito che volevi spendere molto di più, il posto più economico con bagno privato l'hai preso, oltretutto l'hai trovata per un giorno solo perchè chi è venuto dopo di te aveva prenotato più giorni a partire dal 15. Vedi anche io ho imparato molto da te, togliere il minimum stay nei giorni di palio è un errore che non commetterò mai più visto cosa arriva.

The structure is very old but characteristic of the area. It would deserve a bit more maintenance. The owner is kind and helpful. The room is clean with the essentials but was missing a mirror, even a small one, in the bathroom or at least in the room.\n\nAddition after the manager's response: \nI find your comment out of place as it doesn't seem to me that I gave a low score to the structure or criticized it, on the contrary. I specify that the maintenance, my mistake as I didn't say it before, concerned the shutter that I feared breaking as it was quite crooked. For the mirror, you could have warned that it was not there as you did for the missing curtain.\nHaving arrived in the evening, I did not have the opportunity to appreciate how you would have liked the renovation of the floor.\nI will avoid responding to provocations with which you classify your customers by saying that you have "intuited the type". Normalmente non rispondo alle recensioni preferisco lavorare... ma se si parla di manutenzioni... Quando mi chiese su watts up se avevo camere intuito il tipo le dissi di no. Poi volle in tutti i modi prenotare e forzò prenotazione da portale, attratta dal prezzo, 24 aprile ponte 25 con prezzi della concorrenza enormemente più alti si accontentò di quel che passava il convento. Lo specchio manca, è in ordine dal falegname da un anno visto che va fatto su misura....ma la cosa più impressionante è la superficialità con cui si parla di manutenzioni, 650 m2 di immobile ristrutturati dal 2016 ad oggi per 550 inclusi tetto e facciata....a 1000 € a m2 sono circa...1000x550=... no dai lo faccia lei il conto....altrimenti mi prende male, x farmi poi dire avrebbe bisogno di + manutensione:). Solo di tetto quest'anno 70mila....Non ci vuole più manutenzione, semplicemente lei non è per questa struttura, lo dimostra il fatto che non si è manco accorta che l'intero piano dove ha sede la sua camera è stato recentemente ristrutturato, inclusa la sua camera. era per l'hotel di fianco, che le chiedeva solo il triplo.....quindi bagno e stanza pulita erano l'unica cosa che potevo e posso offrire, eccetto una villa liberty del 1912 quasi interamente ristrutturata....

The owner of Villa Fiorita is very kind and helpful. The only downside is the escalator stopped from the station on foot and a bit far otherwise ok.

I stayed at the end of September. Clean and comfortable room. The manager, a very nice, friendly, and helpful person. It is only a few kilometers from the historic center, easily reachable on foot. It has a lovely garden where you can relax.

Excellent value for money. Villa full of charm, not luxurious, but we were looking for a place near acceptable prices as a family and this is what we found. Our room was spacious with a completely renovated bathroom, working Wi-Fi, and air conditioning. Free parking nearby, the owner recommended where to eat and we followed his excellent advice.

I stayed two nights at Villa Fiorita for study purposes and I had a great time. It is in a quiet location but very close to both the train station and the center of Siena. Its somewhat retro style gave me a feeling of warm welcome. The room was equipped with everything necessary, everything was in order and clean. The manager is extremely discreet and very kind and helpful. Certainly, if one is used to finding faults then they will find them here too, but my experience was absolutely positive in every respect, and I believe that if I should need to return to Siena my choice for accommodation will fall on Villa Fiorita!

We were there for a late summer weekend, we really enjoyed our stay. Excellent location - 15 minutes from the center -, spacious, clean rooms with a very appreciated private balcony. Unfortunately, we couldn't enjoy breakfast due to restrictions. Highly recommended!

Convenient structure near the center, a short walk to Piazza del Campo. There is a free parking nearby... just pay attention to the days and times when the street cleaners pass by as you need to keep the passage clear. For those who don't have high expectations and want to be close to the center, it's the right solution. There is a bar nearby for a great breakfast.

Structure in a beautiful ancient palace, convenient location near the historic center. Some things could be improved, such as the lack of a minibar in the room, the few available supports, and the cleanliness (the furniture was dusty). Part of the structure was under renovation, so maybe these shortcomings will be addressed.

Mi spiace i minifrighi in camera ce li hanno nell'hotel accanto, costa il doppio la camera ma hanno i minifrighi, io sono e resto un affittacamere economico, non si può avere tutto. Stessa cosa per i pochi appoggi disponibili. Sono e resto un affittacamere non un hotel quindi non troverà mai cio che trova di la..mobili ikea inclusi..La polvere poi, come avrà notato il terrazzo era aperto quando è arrivata, basta 2 giorni di camera vuota con finestra aperta che la polvere si deposita. ma la finestra aperta è essenziale in tempi come questi. Molte persone guardano il particolare dimenticandosi del prezzo pagato, questo è il vero problema che ho. Le auguro una buonma serata.

It is a nice facility, just a bit neglected. The location is very good because it is close to both the center and the station. Sheets and linen excellent both in quality and whiteness! Una casa del 900 adibita a bed & breakfast. Il riscaldamento non funzionava e abbiamo deciso di tornare a casa un giorno prima per non patire altro freddo durante la notte. La colazione viene effettuata in un bar esterno, tanto vale non pagarla.

La villa stile liberty è meravigliosa e in posizione strategica per la visita della cittá. Abbiamo soggiornato due notti in una camera molto trasandata: muri sporchi, polvere, doccia sporca (probabilmente mai lavata tra un cliente e l'altro), balcone mai pulito...insomma davvero un peccato ma questo è quello che ci siamo ritrovati...

Facilmente raggiungibile dalla stazione anche a piedi (si trova a circa 500 metri dall'antiporto di porta Camollia) è situata a circa 1 km dal centro storico. Nelle immediate vicinanze si trovano bar, ristoranti, una lavanderia automatica e l'ufficio postale. Tutti i locali sono arredati con mobili in legno antico in stile arte povera che, lungi dal denotare incuria ed abbandono, danno agli interni un aspetto tradizionale ed accogliente, ma allo stesso tempo semplice e sobrio. Il bagno è ristrutturato con piena funzionalità sei servizi. Completano il tutto un condizionatore ed una stufa. Mi permetto solo qualche suggerimento: nel box doccia sarebbe utile installare un porta sapone ed andrebbero posizionati anche almeno un portasciugamani ed un porta carta igienica. Curioso il vecchio telefono a gettoni, custode di ricordi ormai lontani! Funzionerà ancora? Io sono fiducioso.

Per esigenze personali cercavo ed ho scelto una struttura a 10 minuti dalla Stazione Ferroviaria. La struttura è antica. Se si cerca un appoggio per un paio di giorni è una scelta sufficientemente buona. L'unico neo è la colazione (che pur prevista con un supplemento ma a quel prezzo con colazione si sceglie molto meglio) consiglierei nello stesso prezzo l'inserimento nella location di un distributore caffè/brioche/acqua da far pagare sempre all'utente. Per chi come me appena si sveglia ha bisogno della caffeina.

Nel complesso è da consigliare. Purtroppo mancava di un condizionatore caldo/freddo (era presente solo per raffreddare) per le stagioni intermedie, quando è spento l'impianto a radiatori. Infine mancava il classico asciugacapelli a parete.

La location della struttura potrebbe essere carina, ma nel complessivo tra servizi, pulizia veramente scarsi. Devi chiedere le bustine di doccia schiuma altrimenti ne trovi 1 per persona al giorno, quindi se la sera vuoi fare la doccia non puoi. Televisione del dopo guerra non funzionante. Non si trova neanche un mediocre phon a parete e se ti fai la doccia hai sbalzi d'acqua continui calda e fredda. Wi-fi come se non ci fosse, almeno nella camera denominata Narciso. La ciliegina sulla torta è che devi pagare contanti nonostante mi era stato detto che erano forniti di pos. Neanche in Nigeria si trovano B&B di questo livello. Lo sconsiglio vivamente. Veramente scarso scarso scarso. A parità di prezzo (che per me visto il livello è alto) si trovano B&B di gran lunga migliori.
