Wow! This property has exceeded my expectations. I have stayed at numerous bed and breakfasts but have never experienced one quite like this. It is high quality in cleanliness, near the station and the main center. Very good value and the hosts are just such lovely Italian people. It's a charming Italian bed and breakfast and I would absolutely stay here again when I am in Brescia. I highly recommend staying here.

This B&B was an awesome experience! The rooms appeared to be newly renovated. Very very clean and comfortable. The breakfast and breakfast room was wonderful. It included meats, cheeses, pastries, fruits, biscotti/brioche, yogurt, cereals/granola, and a selection of beverages. The hosts were very friendly, inviting, and helpful. The entrance and the room windows are along an alley, so it was quiet. Close to the train station, and not far from the city center. There is no elevator, but the host whisked our luggage up to our room on arrival. We would absolutely love to stay here again!

A lovely experience in Brescia. It is a 10-min. walk to the rail station but far enough away not to suffer any of the negative station activity. The small building is ideally cornered on a main street and a laneway so it is quiet. There is no elevator but my hosts were only too happy to help with the suitcase. The room was comfy and spacious. The bathroom had every detail covered. There is a small tv in the room too - Italian stations only. The windows are new and with the shutters, it is well insulated. The breakfast room is cheery and the food wonderful - fresh croissants, coffee/tea, meats and cheeses, toast, yogurt, fresh fruit, cereal. Everything displayed appetizingly and served by our hosts. Eva and Eduardo are really kind people who love what they do. I would highly recommend staying in Brescia at this charming B&B and discovering a city which is not generally on the tourist itinerary. It is really interesting.

Since one day before departure my doctor declared me unfit to travel due to a serious and potentially contagious illness (shingles), it was necessary to cancel. According to the current law, the guest must provide a replacement or the landlord must find another guest to limit the damage to the tenant. The landlord rented the room to others for 3 days, as clearly demonstrated by the occupancy list on his website. Therefore, I expect a refund of the excess amount charged and have given him a deadline until Tuesday, May 23, 2023. Contrary to his usual practices, he has not contacted me since debiting the rental fee. If he had waived the re-rental, that would have been acceptable, but renting out twice and then disappearing, that is unacceptable. Neither in Germany nor in Italy.

Great hosts. Although there were certain language barriers, they were very kind and accommodating. The room was clean and cool. Especially during the summer heat, it was a relief. The accommodation is located in a quiet area yet just a few minutes' walk from the center with attractions and shopping opportunities. The breakfast wasn't huge but tasty. Very good coffee! Excellent attention from Eduardo. The room is small (it's the only one available when I made the reservation), but sufficient to be comfortable. The room was on the first floor by stairs (about 15 steps). The bed is comfortable and spacious. The bathroom very clean. It is close to the historic center of Brescia. Very good and complete breakfast. I recommend this B&B if you want to spend a few days in Brescia.

Very beautiful and well-kept structure down to the smallest details by the landlady, who is really kind and helpful. Room on the second floor really beautiful, clean and in excellent condition. Very abundant and very good breakfast. Great location, in 5 minutes you are in the city center. Parking in front of the structure for a fee at €10 per day, with a very nice and kind parking attendant. Absolutely recommend and to return!😉

Beautiful property in an optimal location just a few steps from the train station and the city center, making it easy to move around on foot. Modern and clean room. The excellent location just 10 minutes walk from the station and 5 minutes from the center is definitely appreciated. The environment is very clean, with a good smell everywhere. The bed is comfortable and both the room and the bathroom are warm. The managers are very kind and served us a plentiful breakfast, both sweet and savory, with some local products. They showed maximum availability to leave the luggage both before and after check-in. In the room, we really appreciated the set for preparing herbal teas. When I return to Brescia, I will definitely stay here again. Thank you also for the advice on where to eat and what to visit.

The structure is nice, quiet, strategically located in relation to the center and the central station of Brescia. The double room and the bathroom are spacious, clean and welcoming. The mattresses and pillows are very comfortable. Nothing is missing, not even the kettle for a herbal tea (set of teas provided free of charge in the room). However, I feel like suggesting to the manager to better darken the rooms, especially those facing the illuminated street, with blackout curtains. Despite the shutters (which can go unnoticed), a lot of light filters into the room since the street lamps are in front and at window height. Lastly, if there was also a mini fridge for those staying longer, it would be perfect.

Undoubtedly the best B&B of my trip (37 days) through northern Italy. Clean structure, good atmosphere, safe area, 400 mt from the central station, with nearby services (bar, supermarket). Very kind and caring owners, a very good breakfast, with a variety of pastries and cold cuts, fruits, etc. Good-sized room and bathroom, excellent shower, comfortable bed, good internet connection. I recommend it without hesitation. And Brescia is a fantastic city to visit. The owners are very kind and efficient, Mr. Edoardo was always very helpful, answering all requests and doubts, giving great suggestions. Spacious room, large bathroom, and comfortable shower. Communication with the manager was perfect, great location for the city center and not far from the station. Comfortable structure, very nice room with skylights on the sloping wooden roof and a window overlooking a very quiet alley even at night. Common breakfast room very nice and breakfast very varied. Highly recommended!

Fantastic stay! The owners are super helpful and friendly people. The property is in a very convenient location to the station and the center of Brescia. Neat, clean, comfortable rooms, with everything you need and more (there is a kettle and some herbal tea infusions). The breakfast is amazing, in a dedicated room with set tables and a very rich buffet. What can I say, we left already wanting to come back! And we will do it as soon as possible!

Lovely Bed and Breakfast located near the historic center, in a quiet position without traffic noise, very clean, with attentive and helpful hosts without being intrusive. The breakfast offers a wide selection of both sweet and savory options, with fresh and quality products, including yogurts of various flavors not from discount brands, as often happens even in the best establishments. Possibility of paid parking below the structure and free parking in the immediate vicinity.

Edoardo ed Eva sono gentilissimi e vengono incontro ad ogni bisogno senza complimenti. L'unica cosa che mi è mancata è la macchinetta del caffè...ma è una mia personale fissazione.

Ottima struttura, posizionata in una zona strategica di Brescia, facile da raggiungere in auto, a due passi dal centro della città. Ho soggiornato una sola notte per un viaggio di piacere. Una stanza molto comoda, fornita di tutto il necessario. La colazione compresa nel prezzo del soggiorno era molto buona, caffè caldo preparato al momento, ricco buffet di dolci e prodotti salati. Nulla da aggiungere, tornerò sicuramente!

La struttura è nuova, ben tenuta e in ottima posizione, i gestori sono molto cortesi; pur essendo in centro è pratico anche il parcheggio. Unica nota di attenzione: per soggiorni di una notta è richiesto il pagamento in contanti, o almeno così è scritto in un avviso in stanza. Al momento del pagamento però il gestore mi ha detto che avrebbe accettato anche il bancomat. Nel caso chiedete prima per evitare di prelevare contanti inutilmente. Comunque in generale ottima esperienza.

Sono stata davvero benissimo! La struttura dentro è bellissima, è una di quelle case perfette che vedi su internet e pensi "non può esistere una casa arredata così perfettamente!" Ottima accoglienza, organizzazione, pulizia, prezzo. Una valida ed efficiente struttura per chi cerca praticità (compreso parcheggio macchina) ma anche armonia e charme allo stesso tempo. Il B&B, piccolo ma molto curato nei particolari, è gestito con scrupolo, tanta serietà e attenzione verso il cliente. La posizione è centralissima, non ha parcheggio privato ma nella zona il parcheggio a pagamento si trova senza difficoltà.
