Our B&B, located on the second floor of an elegant building with an elevator, offers warm hospitality accessible to all, free of architectural barriers. Situated in the lively heart of San Benedetto del Tronto, the facility is surrounded by a variety of shops, cafes, and restaurants, making every stay both practical and rich in culinary possibilities. The proximity to the seafront, just 250 meters away, allows for easy walks along the coast, while the beach invites moments of relaxation and leisure.

Our location proves particularly strategic for those needing to reach the Villa Anna Clinic, just 50 meters away, or the Civil Hospital, located approximately 200 meters away. This convenience is an added value for those requiring proximity to healthcare facilities, without compromising access to tourist attractions and services.

The rooms, all double with an additional bed, have been designed to offer maximum comfort, accommodating up to three people. Each room is equipped with air conditioning, and to enhance guest wellbeing, two rooms boast a private bathroom, while one features an adjacent exclusive bathroom. These characteristics, combined with attentive service and the option to rent bicycles nearby, promote eco-friendly and enjoyable exploration of the surrounding area.

The day starts with a typical Italian breakfast, available on request for an additional charge at a partner bar just a few steps away. Guests can enjoy espresso coffee, cappuccinos, and local sweets like brioches and cornetti for an authentic experience celebrating the flavors of our country. Although there is no restaurant within the facility, the area is rich in culinary options, with pizzerias and restaurants within a hundred meters.

Very good location and extremely friendly host! The room was spacious with a balcony overlooking the greenery. An espresso bar is right downstairs. There is also a common area and a kitchen, which is nice to have. The B&B would be even nicer if the kitchen was a bit less cramped and dishes/cutlery received an upgrade. Would definitely stay there again.

My husband and I stayed there Saturday night and left the property on Sunday around 10:30 AM. The owners are very kind and helpful. The room was clean, including the bathroom. Outside, there is a beautiful little balcony with lines to hang clothes if you stay longer, or in our case, we dried our swimsuits and beach towels. On Sunday morning, the owner left us a voucher to have breakfast at the café right next to the property. In the room, there is also air conditioning, which is not common. The only criticism and advice I feel I should give is that the wardrobes in the room had a strong smell of being closed. Maybe it would be good to leave them open after cleaning, or to put in a deodorizer.

I did not like it. The bathroom was outside the room, the furniture was old. We paid 86 euros plus 4 euros for one night, without receiving a receipt. We pointed it out, and he gave us a printed sheet of paper from the computer. We did not take advantage of breakfast.

Grazie per la recensione, alla prenotazione avevo chiarito che il bagno era in corridoio e non all’interno perché era l’unica disponibile nel periodo. La ricevuta richiesta è stata stampata regolarmente da questo sito ed ha piena validità. Il prezzo pagato è commisurato al periodo di alta stagione è come dovunque vi è aggiunta la tassa di soggiorno e per la ricevuta il costo della marca da bollo 2€ per uso fiscale. Per l’arredamento le foto sono sul sito quindi invito i clienti che per fortuna con le numerose richieste riconoscono anche i ns pregi a leggere quanto è presente sul sito.

The only positive note is the location, convenient to reach the sea and the city center on foot. Unfortunately, for the rest, I rate it 6: the elevator was not working, the room was full of dust, and the sheets were stained with red and torn (I took photos). The bathroom and the room were not clean as they should be and were full of mosquitoes (no mosquito nets). Breakfast is served in the nearby bar, nothing special. The owner had forgotten to leave us the voucher confirming our stay and the use of the free copy. Luckily, the lady at the bar understood the situation and was very kind.

Ho inoltrato la valutazione alla impresa di pulizie e sicuramente ci sarà stato un problema in quanto le finestre erano rimaste semi aperte e a causa del passaggio del vento forte del grande temporale, il vento ha fatto un disastro. La ditta sta riparando ascensore ma è in attesa di ricevere i pezzi da sostituire e provvederà a breve. Essendoci l'aria condizionata, le zanzariere non ci sono ma finora nessuno ne ha sentito l'assenza.

All good, just missing the bidet. Also, without air conditioning, the attic becomes a hell. The manager is nice and friendly. During the months of July and August, it is impossible to use the kitchen due to excessive heat. However, with air conditioning, life is better.

Great location, in 10 minutes on foot we were in the center and on the sea in the first concessions near the port. Very simple family-run B&B, the owner is really very kind and helpful. Few rooms and well-kept, suitable for both a couple like us, and a family with children. Breakfast is included and can be done at the bar a few meters from the property. Absolutely correct price for the type of B&B.
