I am pleased to welcome you at Bed & Breakfast "At the gates of San Giovanni, " which I hope will help you enjoy a comfortable holiday in the city. The property, located on the first floor of a building 300 meters from the Basilica of St. John Lateran, is ideal for anyone who entertains in Rome for business or tourism cultural and / or religious. The central location makes it perfect for getting around town on foot or by bus, the subway station is located at 50 m and several bus lines are located at the exit of the building. The apartment which has just been renovated, has three comfortable and quiet rooms with en suite bathrooms. Staying at the B&B "at the gates of San Giovanni" will give you the feeling of being the guest of a friend in Rome, always at your disposal for any advice that can guide you to discover the city.

Monia is a wonderful host, she will welcome you with pleasure. She will listen to you only in Italian, only in Italian, but technology will come to your aid. An address to recommend for those who want to visit. 50 m from the San Giovanni metro and barely 15 minutes from the center.

It was a great experience. Alessandro was very kind and helped me upon my arrival. The room was of good size, comfortable, and I also had a private space with a bathroom and balcony. I highly recommend this place for its great location: just a minute and a half walk to the San Giovanni subway station, and across the street you can catch the bus. Only 5 minutes by bus (line 87, which took me everywhere) to reach the Colosseum.

The host is very nice and helpful. The apartment is clean and the room was large. A minus is the low insulation of walls and the noisy area due to a nearby bar. The breakfast style is Italian - coffee and something sweet. In the fridge, there are always different kinds of yogurt and ham. If you need something else, it is also possible. I enjoyed staying at Alle Porte di San Giovanni.

The accommodation was quite good. The breakfast was not so good. The milk was not sufficiently available. The coffee machine was very calcified.

The cleanliness of the bathroom is terrible, the silicone joints are black, the hose to the shower head is black and the shower head itself is also black. It would have been easy to clean. In the kitchen, the coffee machine and the dishwasher were in horrible condition and the cloth for washing was terrible and wasn't even changed. The breakfast on the first day was okay, on the following days 2 slices of ham and cheese which I would only use for toast, no salami. The containers for the meat weren't even washed but were put back in the fridge empty and unwashed. Definitely too little breakfast available or just because we were always last. Too bad. 2 slices of bread per person are too few and for my husband even more so. Sad.

The best without a doubt is the location. The breakfast could be improved. Beds are a bit uncomfortable. Expensive for what it offers.

We only have good words for this bed and breakfast. It is clean and very well connected with the metro stop nearby to visit all of Rome. We felt at home, everything was clean, they asked us what we wanted for breakfast and since my children drink Nesquik they went to buy it because they didn't have it. The location is great, metro stop very close, there is a supermarket nearby (a Tiger), a McDonald's, clothing stores (a Zara), a trattoria where the b&b owners recommended us to go (Simoneta's trattoria, where you eat great and one of the owners speaks perfect Spanish). It is true that being so close to the main street at night is a bit noisy, police, ambulances, but it is the price to pay for being so well connected. You can walk to the Colosseum in 15 minutes. Air conditioning in the room, shower with gel and shampoo, they change the towels often. The people managing the bed and breakfast are very polite, friendly, and always willing to help. Thank you for everything. 10 out of 10.

Very clean and brand new apartment. Perfect welcome. Very convenient location, 100 meters from the San Giovanni metro station, line A of Rome. But also on foot, in about 20 minutes you reach the Colosseum. Perfect for a Roman holiday.

Very comfortable and well-serviced accommodation. Very friendly and helpful owners for any need. The apartment is located on the first floor of a beautiful building in a side street near Via Appia Nuova. The only downside is the noise from the street in the rooms that comes in the evening until late from the customers of a wine bar located on the other side. This is obviously not dependent on the B/B managers, but it is certainly a bit annoying.

My stay at the B&B was nothing short of spectacular. The modern design, combined with its high-level services, made the experience truly relaxing and enjoyable. The room was clean, spacious, and tastefully decorated, the bed was very comfortable, and the bathroom was very nice. The breakfast was more than abundant with a lot of variety and everything of the highest quality. The attentive and courteous staff, especially Monia, met every one of my needs, ensuring that my stay was as comfortable as possible. In fact, from the moment I arrived, I immediately sensed a genuine and friendly hospitality that won me over. Thanks to its excellent and convenient location (practically right next to metro lines A and C) and the outstanding service, the B&B quickly became my favorite choice for accommodation whenever I need to stay in Rome.

I was recommended by friends who went years ago. Now the place that I would not recommend. It's a shame, because the cleanliness is good and the location is good. The breakfast is very lacking, not to mention the mattresses that have a "dip". The shower drain is clogged. Quality and price are very poor.

The stay was very, very positive! Clean and fresh structure upon our arrival, Monia, extremely helpful and generous with advice, welcomed us for a quick check-in giving us all the necessary information for our stay and for the check-out, accompanied by an excellent coffee that she kindly offered us upon our arrival. The breakfast is excellent and plentiful, highly recommended the jams. The location is very close to the metro, therefore useful for public transport, but also sufficiently close to reach the area of the Colosseum Park on foot with a 20-minute walk. We will gladly return and highly recommend the B&B Alle Porte di San Giovanni!

Our experience at the b&b Alle Porte di San Giovanni was beautiful! We were welcomed by Monia, a very kind, caring, and affectionate person! The children adored her! The bed and breakfast is located a few meters from the San Giovanni metro station, offering passing tourists the opportunity to move easily and quickly around Rome. The structure is very well maintained, with meticulous attention to details and especially to cleanliness... impeccable! The manager Alessandro and his right-hand man, Monia, are two helpful and friendly people, ready to listen to every need and help. The stay at 'Alle Porte di San Giovanni' was adequate. Despite being a B&B, a daily cleaning and maintenance service is provided. We stayed one day and one night. Our daughter Giulia graduated on July 10, 2023. Best Bed & Breakfast, we couldn't have found better! Excellent welcome, politeness, and smiles. Family atmosphere and strategic location 50 meters from metro A San Giovanni stop (10 minutes from Termini). From here I walked to the concert at Circo Massimo (+- 30 minutes) and the next day always on foot to San Pietro visiting the main monuments of the city. Excellent and abundant breakfast. Highly recommended for a weekend in Rome.

Really a nice place, excellent value for money. Economical category but with everything necessary for a good short stay, quite spacious room, including air conditioning. If I have to find a flaw, the lack of double glazing on the window encourages a bit of external noise even if never excessively annoying. Excellent availability of the manager. I definitely recommend it.

My husband and I stayed for 7 nights in this very nice property, in a quiet area and convenient to reach many areas of Rome on foot. The owner is very kind and helpful. Wide choice for breakfast. Clean room and bathroom with all the amenities. Highly recommended also for the value for money.

The B&B Alle Porte di San Giovanni is located in a beautiful place in the eternal city: a stone's throw from the Basilica of San Giovanni in Laterano, a very central area connected to metro A and metro C of Rome. The structure is welcoming, very clean, composed of spacious rooms with a modern and renovated private bathroom. The management is taken care of by Alessandro, a young entrepreneur available to meet the needs/timings of arrival and departure of guests/customers. I felt at home. A familiar, youthful place at the gates of San Giovanni in Laterano!

I stayed in this B&B for one night and I must say everything was perfect. Alessandro, the owner, a very kind guy, showed me the very large, clean room with a very comfortable bed and a bathroom with a shower; nothing was missing. The self-service breakfast was good and plentiful. The structure is new, very close to the San Giovanni metro, just 50 meters away on foot. I have visited many B&Bs, but for me, this is the best. I had a great time. Congratulations to Alessandro and his staff for how they maintain the structure. I really recommend it to everyone, I will definitely return here.

The B&B is excellently located above the metro and a stone's throw from San Giovanni, comfortable beds, cleanliness, and a large kitchen with a breakfast provided with many sweets, jams, yogurts, etc.\n\n The owner is very kind (he left us the room to use beyond time satisfying all our requests). There is also parking around with a bit of luck. To eat a stone's throw away there is the trattoria "da Simonetta" very typical Roman in the environment and in the cuisine.

I had a great time. I stayed for two nights in a bright, new, and well-furnished room with a private bathroom. I really appreciated the self-service breakfast with no time limits, the proximity to the metro stop, and several shops along Via Appia. The apartment is very close to the walls of San Giovanni and the Colosseum. The host is helpful, friendly, and gave me great advice for getting around. The quality/price ratio is really excellent. I will definitely return.

The Bed & Breakfast is located in a side street of Via Appia important shopping street in Rome.
The property's location makes it a convenient starting point for walks to the eternal city, in fact only 300 m there is the wonderful Piazza San Giovanni with the basilica of St. John Lateran and the Holy Stairs and with a short walk to the Colosseum, the Imperial Forums and Piazza Venezia.
Just 50 meters away is the subway station St. John of the Metro A and 100 m, in Piazza di Porta San Giovanni, the taxi station and several bus stops (81, 85, 87, 117 and 810 direct the Colosseum and in the center; 360, 16 to Termini Station).
