Their room is very close to the Termini station, and there is an elevator, which is very convenient. You can still feel the host's friendliness even if the communication is inconvenient. They left me a great breakfast, if you still have the chance to go to Rome, you will definitely stay here again.

Simona and Barbara were very helpful and friendly. The strategic location allows you to experience Rome as tourists without difficulty, even with the help of Simona's detailed directions. Clean and welcoming. The only downside, which does not depend on their will, is the breakfast in the room (packaged even though it is well stocked). If we have the chance, we will definitely return.

The structure is highly recommended for its extreme proximity to Termini station, for the availability of the owner, and for the cleanliness. The bathroom should be reviewed in some elements that would make it definitely more welcoming (towel rack, toilet, soap dish, etc.).

The place is very convenient because it is close to the station. Moreover, the owners are incredibly kind. They explained everything in detail about where to go and what to do. We had a quadruple room that I must say was always cleaned very well. The breakfast was obviously packaged since it is a B&B, but I would say there was everything necessary. If we really had to find a flaw, it was the shower that struggles a bit to let the water down, but maybe because during the days we were there (2/3) there was little pressure. Everything else was perfect.

I spent two nights in this establishment with my husband and my children aged ten and thirteen. Very convenient to Termini station (two minutes on foot) and convenient to the center (twenty minutes on foot to Piazza di Spagna and the Colosseum). Very good quality price with a simple and clean environment, with breakfast to be consumed in the room with everything necessary (milk with milk frother, tea, juices, yogurt, croissants, Nutella, jams and toasted bread, all packaged). Kindness and availability of the owner and the staff who provide advice on transport, places, restaurants and much more. Available at any hour for any need with immediate response. Availability for luggage storage is not taken for granted and very convenient. Everything for a very pleasant trip to Rome, therefore... Highly recommended.

We stayed for three nights, clean room, well-functioning air conditioning, self-service breakfast in the room well assorted (teapot and milk warmer, yogurt, croissants, rusks, Nutella, jam, packaged fruit juices). Simona welcomed us very nicely and kindly upon our arrival. I recommend it.

We stayed for three nights with four people (family). The location is ideal if you arrive by train and also perfect for visiting the city as all bus and metro lines are two minutes away on foot. \nWhile the entrance and staircase may not exude great elegance, the B&B is well-kept, welcoming, and perfectly clean. Our room was spacious and equipped with everything needed for a comfortable stay. \nThe owners are very kind and provide all the useful information for visiting the city. Also excellent is the La Famiglia restaurant recommended by Andrea.

PRO: Strategic location near Termini Station, very convenient for transportation; Sympathy, kindness, and availability of the owner who gave us tips and indications on what to visit, and tips on transportation and where to eat; Cleanliness of the room and common areas; Little terrace available for breakfast and/or relaxation; Value for money. CONS: Not the newest structure, but still well maintained. Uncomfortable mattresses. Elevator a bit narrow (... being in a historic building makes it more understandable). Basic breakfast (not continental, to be clear) and self-managed, which can also be a PRO. For those not seeking luxury, but practicality it is an excellent solution. We will definitely consider it for our next visits to the eternal city!

Structure 5 minutes walk from Termini station. It is located on the fifth floor of a building and you have to use a very narrow and outdated elevator, but still useful to reach the floor of the room. Breakfast offers only packaged products, but better than nothing, considering that many affordable B&Bs in Rome do not offer it. Great suggestion for the restaurant.

Buonasera Sig,ra Tognoli, l'ascensore è stato istallato a nostre spese pochi anni fa visto che il palazzo d'epoca dell'800 ne era sprovvisto, abbiamo dovuto sfruttare il vano scale con obblighi di dimensioni, ma come lei ha sottolineato è necessario per raggiungere il 5°piano, riguardo la colazione la nostra licenza per legge ci obbliga ad utilizzare rigorosamente prodotti monodose confezionati, abbiamo cercato di dare più scelta possibile ai nostri clienti rispettando le leggi in vigore, non siamo un B&B non abbiamo uso cucina quindi viene lasciato tutto in stanza tra tavolo e frigorifero. Ci scusiamo se non abbiamo del tutto soddisfatto le vostre esigenze ma ripeto non possiamo fare di più al momento, cerchiamo infatti di sopperire ad alcune lacune con l'accurata pulizia giornaliera, con la nostra posizione strategica e con tutta l'assistenza e la cortesia di cui siamo capaci come ha potuto appurare. The location is strategic, very close to Termini station and on the 'better' side, namely facing Via Marsala. The building is dated and would need renovation, unfortunately it's not Andrea and Simona's fault, just like the elevator, which, although small, in an old building is already a lot. Andrea was super kind and very helpful, given the prices in Rome, a great compromise.

The spacious room, well arranged and clean. The bathroom is clean but small with a fixed shower head, it would be advisable to place a mobile shower head for more convenience. Very kind staff. A short walk from Termini Station.

B&B very comfortable and centrally located (2 minutes walk from the Termini bus ATAC terminus, just outside the station on the north side), perfectly clean. The only small downside is the breakfast, which does not include milk and coffee is provided only as instant coffee, but otherwise it's not bad since it includes jam and Nutella pots, fruit juices and rusks. The owner is very nice and helpful, I recommend the structure and would happily return.

We needed a place near Termini station and this accommodation is perfect. It's on a high floor so you don't hear much noise from the street. The building is not great, but inside the B&B is clean and tidy. There are good restaurants in the area and public transport is very convenient. The breakfast encourages going out to have it but it's included in the price. Simona, the owner, was kind and welcoming.

A few steps from the station, so easily connected by trains, buses, and metro. You can easily walk to the center, while for the Vatican the bus and metro connections are frequent. The room is clean, with air conditioning and a fridge available. Comfortable beds. The elevator to the fifth floor, where the property is located, is a bit small but quite normal for the type of dated building. Note that, once in the room, you don't hear any traffic noise so you sleep well. At this time, due to Covid, they can no longer organize breakfast on the terrace as they did before, so they leave the necessary items in the room (all packaged). Simona, the owner, is very nice and kind and is available to provide all the information you need. They leave the keys to access the property, so you can come and go at any time, without time restrictions (obviously with a bit of respect for other guests). We had a good time.

Excellent location near Termini station and bus terminal. The owners are very friendly and helpful. If I have to find small flaws, the fixed shower head is not very comfortable for me; also, one of the two rooms was changed after the booking confirmation, which was initially sold to me at 55 euros but then I paid 60, justified by the fact that the assigned room was larger. It's understandable, but knowing it upon arrival and after confirming the booking is not very correct. It's not about the five euro difference, of course, it's just a matter of principle. The rooms were indeed very large and comfortable. The pillow was a bit too high and hard for my liking, but that's just a personal preference. I would definitely stay there again!

Clean and centrally located. The breakfast is absolutely insufficient as it is not continental, only sweet food and no choices: you cannot have a cappuccino or a yogurt, not to mention fruit or savory food. The mattresses are old and thin.
