Niko is a very welcoming host and replies immediately to any of our questions. We received, before our arrival, detailed instructions on how to get to the flat from the airport. The flat is very spacious and well equipped. Its location by St. Mark's Square is ideal. We were made welcome by Niko and we will come back to this flat, which we recommend when visiting Venice. We enjoyed our stay in January.

Second time staying at this property. Love the coffee off the balcony, the lively (but not too loud!) square. Close to great restaurants, bars and major sights. We will be back again! Thank you very much for everything Nikos!

Perfect for a short visit to Venice. Location made getting everywhere easy. Apartment was sparkling clean with a comfortable bed and linens. Niccos was very helpful with advice on what to see and how to get around via the waterbus. The square at the location was very lively with restaurants, bars, cafes and shops within steps. Just a very short walk to St Marks. \n\nIt was easy to find Leoncini our first night from the waterbus (10 minute walk). Access instructions were clear and easy to follow.

Had a wonderful stay at Leoncini! Host was always very responsive to my many questions. He gave excellent directions for getting to the property. The apartment was very nice, large and very clean. The beds were very comfortable with plenty of extra linens. Kitchen was well equipped and even had a couple of bottles of wine that you could purchase that were very good. Nikos even set up an additional bed for us when our daughter was able to join us for a couple of days on short notice. Location was great and on a quiet canal that had gondolas going by. The location was quiet. Could not have asked for a better place.

We couldn't have asked for a better stay in Venice. This B&B is right next to the San Zaccaria vaporetto stop as well as Piazza San Marco. From the door, the street spills into a wonderful square with a coffee shop/bar for morning espresso and a top-notch cicchetti place for an aperitivo in the early evening. The square is surrounded by streets with everything you can imagine in all directions. In sum, the location is golden. The apartment itself is incredibly well appointed and comfortable -- best sleep we had in Italy! The kitchen is super handy, and the bathroom is spacious with a really nice shower. Nikos is the perfect host. He made sure we felt welcome and had a fool-proof way of checking in and checking out, with super clear instructions on how to get there from the train station. We wouldn't think of staying anywhere else in Venice!

The apartment was perfect for us - airy and spacious, and very central (5 minutes walk to St. Mark's square), yet quiet at night with shutters closed. It had a lot of atmosphere and charm, being two floors up, overlooking a canal. We watched gondolas floating past with people singing and playing accordions. Nikos our host, was very friendly and helpful - he met us at his family hotel around the corner and took us to the apartment. Thanks Nikos, we had a great time, and hope to return to beautiful Venice some day. Anna & Dave.

The accommodation was perfect in every way, the very central location on a small canal and in a quiet street is great, you can take a break from time to time. At night it is absolutely quiet. Just a few meters to the bakery and to many bars and restaurants as well as to the Vaporetto stop is excellent. The accommodation was absolutely clean and very spacious with an additional nice kitchen. Our landlord Nicos was very helpful and always available for questions and problems. We will definitely book there again, everything was perfect for beautiful days in Venice.

Our stay at b&b Leoncini (Apto Mori) was perfect: Very spacious apartment, tastefully decorated (it's more beautiful than in the photos) with all the details to make the stay comfortable, despite being next to a bustling square it is very quiet. The windows have a canal where gondolas pass through. Just 5 minutes from St. Mark's Square! Nikos is a great host, attentive and very kind. Highly recommended!

Wonderful apartment with everything we needed. Quiet, very clean, we had live music from the gondolas on the canal, under our windows, one evening. Very good communication with Nikos. Close to everything, easy access. I could not believe how easy was the connection from Treviso airport. In front of the airport (free internet) Barzi bus (clean, fast, 10 euros one way, ticket from the stand in front of the airport, cash or card) till Tronchetto, from there Vaporetto 2 (9.5 euros, on board, cash or card) till San Zacaria and 2 min by foot to Leoncini. Back, because we had time, small luggage and it was early in the morning, we walked from the apartment to the railway station (Ferrovia) trough Cannaregio. From Santa Lucia, 3.8 euros train to Treviso Centrale. In Treviso, 4 euros tourist ticket valid 48 h, on every bus including to the airport (bus6 or Airlink), from the offices across the railway station, and we visited Treviso. In a nutshell, stay in Venice (do not waste your time looking for a hotel in Mestre, like they say), you can't find a better deal than B&B Leoncini.

A property that allows total autonomy in managing your stay, very convenient for visiting the city but also for transfers by vaporetto. The manager is very kind and helpful with requests. Recommended.

What can I say, very helpful hosts, clean, quiet and welcoming structure, a stone's throw from Piazza San Marco and Palazzo Ducale, highly recommended, not suitable for those with serious walking problems.

The structure itself was nice, but the entrance and the stairs are really forgettable. The owner is kind and helpful, as well as the sister. The house was really just a few meters from Piazza San Marco. In short, everything was perfect except for the entrance with admitted stairs.

It seems trivial but it's the excellent drain in the shower that I appreciate the most! Too often around Italy you have to shower with your feet immersed in water due to the slow drainage of water.
