My spouse and I enjoyed our time in Florence. We appreciated this B&B's overall experience, and loved the proximity to the train station. Morning coffee was lovely at the B&B. Others I noticed appreciated toast and breakfast. I am not personally a breakfast eater, but it looked sufficient. Otherwise, breakfast is an option down the street at many cafes. Our only complaint was that our room was directly over a lower floor restaurant and was rather noisy until about midnight or later on most evenings. If you are a soft sleeper, just be aware it could disrupt you. The host did their best to swap us rooms due to the noise. The second room was on the highest floor and we did not have a problem with the noise.

Antonio is a super host together with Muhammad. The breakfast is superb and available all day. It feels like home. I am not bothered about the staircase as it is a kind of exercise. I hope to stay again.

The location is very close to public transport, both bus and train, which was very nice. It is also but a short promenade to the city center which was really pretty. The personnel were extremely nice and helped us into the city and history of Florence. They also helped us find travel information for our bus and where to find the bus station. I would gladly stay here again.

We had a great experience! The room is spacious, charming and clean. Great location, 4 minutes to the train station and 7 minutes to the plaza. All-day breakfast and coffee is a big plus. And the staff were superb, very friendly and accommodating.

It was a very nice experience. The hotel is really clean and in a great location. The host was so kind to give us all the necessary information with local tips that really made our experience in Florence even better. The 24-hour breakfast was also a very nice thing.

Really good stay with an excellent host. Antonio was very passionate about Florence and gave us a detailed history of the city and each particular area, including the very spot we were staying. The layout of the hotel is a bit unusual from an American's perspective but they had all the accommodations we needed and were very polite and helpful during our stay. I highly recommend for the price/location/hospitality. If I return to Florence, I will certainly be staying here again.

The entire staff is very lovely. The receptionist we worked with multiple times, Mohamed, is incredibly kind and accommodating. He gave us a series of recommendations of how to enjoy Florence on our arrival that allowed us to experience the city in the best way possible.

This property was exactly as advertised and we enjoyed our stay. Like most properties in Italy, there is no elevator... be prepared for stairs. The rooms range in size. We had one of the small rooms; it was small but very functional. The bathroom was nice as well. All of the employees were excellent and extremely helpful. Mohammad checked us in and provided us with a tremendous amount of information about Florence. Antonio was also very willing to provide restaurant and tour suggestions. They provided very good personal service. The only reason we gave the breakfast a lower mark is because as Americans we are used to bigger breakfasts. However, there was always toast with butter, jam, Nutella, and cream cheese, a cake, small pastries, juice, coffee, yogurt, cold cereal and milk. Fresh apples were also available most days. The kitchen was always available to use by the guests and the food mentioned above was available 24/7. There is also filtered water available to fill your water bottles. A big plus was the washer and dryer! I would definitely stay here again!

The welcome from Mohamed and the whole team has been exceptional. They made us feel very comfortable, like at home. Regarding the room, both the bathroom and the stay seemed excessively small for the price. The pictures on the website showed a larger room. We lacked wardrobes or shelves in the bathroom. I had no way to put my things. On the other hand, the mattress was very comfortable and the bathroom facilities, although small, were great. The breakfast was not very varied and there was a lack of products for people who cannot take sugar. However, we felt comfortable. Thank you.

Poiché è qualcosa di nuovo per noi, stiamo ancora cercando di adattarci offrendo molte più opzioni di quanto previsto con il voucher del bar e i nostri ospiti sono spesso contenti della colazione offerta. Mr. Muhammed was incredibly friendly and provided us with lots of information about Florence. Breakfast was simple and self-service, available 24 hours a day. The owner was available by phone to assist us when needed. The location is about a 7-minute walk from the train station. Those with luggage may find it difficult as there is no elevator.

Very good stay, would definitely stay here again. It was great being able to do a self-check-in late at night. The room was very clean. The breakfast was nice and self-service so we could have it whenever we wanted. There is a restaurant right next door, and it can get very loud in the lower rooms, but it really only bothered us the first night when we went to bed early, the other nights it was very quiet when we were going to sleep. Also, the shower in the bathroom was just dry wall on the sides, no tile, and some of the paint was peeling off.

Worth every penny. My fiance and I stayed in the panorama room and had a balcony. We enjoyed our coffee in the mornings, wine in the evenings and it was amazing! Close to all the venues and train station. I would highly recommend anytime of the year.

Our room was as expected, nice to have a small lounge with a fridge/freezer when there's a heatwave. The staff were very friendly and helpful and check in/out were easy. Very handy to the train station.

Great location - easy to find and only 2 minutes walk from the train station and airport tram. 5 minutes on foot to many tourist sites. Hosts couldn't be nicer. We will definitely come back here and can recommend to others.

I stayed two nights on two separate weekends in this hotel to make the connection back and forth to my holiday destination in the Tuscan countryside. Positive points: the hotel is located two minutes from the train station, in the heart of the city, close to all the places to visit in Florence. The owner Antonio is very friendly and found solutions to the small problems encountered during the stay. He also provided me with very good information to have a quick tour of the center of Florence even though I only had an afternoon to do it. Areas for improvement: The key delivery system for check-in is not simple and can be confusing. I couldn't access the breakfast room during my second visit due to a key delivery oversight by another guest. The hotel is located in an old building and does not have an elevator, which is not practical when you have heavy luggage, a bike to carry (like me) or for disabled people. The breakfast is quite basic. For me, the hotel was the ideal solution for my two nights back and forth from my holiday destination because the hotel was clean and located near the train station.

La nostra struttura non è un Hotel, ha orari ben definiti e i fatto di ricevere un self check in notturno (come nel suo caso) dovrebbe essere fatto di felicità e non di critica... anche il deposito della sua bicicletta gratuitamente non era scontato, di solito i depositi bagagli e bici hanno un costo. Mi spiace che il nostro regalo non sia stato apprezzato e anzi sia fonte di critiche. Ps - come ha visto, il palazzo ha 400 anni, non ha spazio per fare un ascensore; ci rammarichiamo per ciò che i nostri avi hanno fatto! Cordialità Antonio.

I came to spend a 4-night stay (from May 28 to June 1) at Home Boutique Santa Maria Novella with my daughter. We were accommodated in room 500 and greatly appreciated our accommodation. The room is under the roof; it is equipped with an air conditioner that effectively prevents us from getting too hot and even though this air conditioning is above the bed, well adjusted, it did not prevent us from sleeping well. The walls are quite thin, but honestly the other occupants were respectful and we were not disturbed by the noise. The hosts are very helpful and welcoming. The on-site breakfast lacks fruit and yogurt... But a large fridge allows you to store your own food and so we were able to buy and consume our yogurts. We are very very happy with our stay and if we were to return to Florence, we would stay in this accommodation again.

We felt at home, they treated us very well, they helped us carry our suitcases up and the staff's attention was wonderful. We booked the stay with breakfast and it was very good. The structure is very close to the S. Maria Novella station and the tram line (5 minutes on foot), and therefore just a few minutes from the historic center and the main monuments. It is located inside an old building without an elevator. The very kind Mr. Antonio, the owner of the structure, and all the staff will always be ready to help you with your luggage. I stayed one night in the De Luxe Panorama room, which is large, spacious, very clean, with a double bed + single bed (very comfortable mattresses), and additionally a balcony. We were welcomed by Valter, a wonderful person who immediately explained to us the location of the structure and how to reach the "beauties" of the city: Valter made us feel at home. Available to guests 24/7 is the sweet and savory buffet and the possibility to prepare a coffee or herbal tea. I will definitely return.

Very welcoming structure, just a stone's throw from the center, really very convenient. The owner Antonio and all his guys are really very, very nice. You feel exactly at home and that is indeed their philosophy. I didn't give a 10 just because the building lacks an elevator, we only had a backpack, but for those who might have a very large suitcase, it becomes a bit uncomfortable although the staff is still available to help. A reference point for Florence!

The structure is very convenient for its location and the staff is very kind. I stayed for 3 days. The location was exceptional, just a few steps from the station and the tram, convenient for the trips I needed during those days. If I have to say something, my room was not cleaned on the second day. I made the beds (2 double beds) myself when I returned from a trip to the center, and the breakfast was mainly sweet, with only a few cookies, a tart, and cereals. Compared to other B&Bs, I would probably add something more to the breakfast.

The structure is a few steps from the Santa Maria Novella station, so it is very convenient for those arriving by train. The house develops in height over three floors with a staircase that is not very easy for those with heavy luggage. The Ducati room, which overlooks the street, is a bit disturbed by city traffic. The breakfast area is open twenty-four hours a day on the top floor, but it is a bit limited compared to the rooms, with staff only assisting at certain times; for the rest, you have to manage on your own. A very valid alternative for those looking for proximity to the S.M. Novella train station and at the same time comfortable and at a fair price considering the high costs in such a touristy city as Florence. Friendly and helpful staff. Moreover, the manager Mr. Antonio was very kind in rebooking us to another room, even with a type upgrade at the same price as my reservation, which I mistakenly made for a day and was pointed out to me by him. The only advice I feel like giving is to update the description on Booking and the website, as it still states that breakfast is at a nearby bar, while it is inside the structure.

A gem. You are followed in everything and they are very available. Polite and professional, I received excellent assistance right from the start. The location of the Home Boutique Santa Maria Novella is good. The staff is very kind and always available, adorable. The heating system in the room is very noisy. The cleanliness is impeccable. The breakfast could have been a bit more varied. It is great to have access to the kitchen for a coffee or tea. The structure and location are top-notch, just like the quality-price ratio. Momo welcomed us at the structure, a very kind and helpful guy who illustrated the things to see and do in Florence within the time we had available. The room with the small balcony is lovely. The supply of art and design books to read is rich. I rated breakfast a 7 because the sweet is good, but there is no savory option. The only note to make: I would make the recommendation to clients in the breakfast area more evident to avoid disturbing and to refrain from talking and laughing loudly, because not everyone wakes up at 8:00 AM to have breakfast.

The structure is very nice and managed by young and very helpful and polite guys. I recommend it for those who want to spend a weekend in Florence. The only sore note is the breakfast and the mattress that unfortunately I did not sleep well. For the rest everything is okay.

The welcome and kindness we breathed will always be in our hearts. We got to know the soul of Florence: bright and surprising! Mohammed guided us with a very engaging conversational style on all the places to visit, on where and when to enjoy the sunset, on typical recipes, on the history of the places, on the exhibitions, on the scents of the Officina. It is true that a journey begins with the beauty of the people you meet and I assure you that the staff of this delightful property, very close to the station and the center, is top in sensitivity, warmth, kindness, competence, and humanity. Home Boutique does not seem like the suitable name for this property. I understand the value of historic buildings but there is a difference with old ones. The breakfast is truly unacceptable! Never seen a situation like this. Very limited choice, products of dubious quality, cleanliness of the dishes not optimal. I would say to the manager to make a deep analysis of what is offered, especially considering the not low price (€270 for one night!). The kindness and good will of the guys at reception cannot make up for these huge shortcomings.

Volendo rispondere ai suoi appunti, sottolineando che ci dispiace, possiamo dire che Home Boutique è un palazzo di 500 anni, totalmente ristrutturato tra il 2016 e il 2022, qui tutto è nuovo, pulito ed accogliere - durante il Suo soggiorno abbiamo parlato e ci ha detto che era tutto perfetto a parte la colazione. Ci sorprende venire a conoscenza, solo ora e attraverso questo canale, che nulla sia stato, in verità, apprezzato. Ci creda, i nostri prezzi, vista la stagione e i competitor, non sono così alti - una camera di 35Mq per 4 persone, a nel cuore di Firenze, a € 67 a persona, ci creda, è tutto forche elevato... Capitolo colazione: il nostro è un buffet h24 (nemmeno al for season trova un buffet sempre disponibile 24 ore al giorno!) - esso si compone di: the, caffè, infusi vari per la sera, pane, formaggi, marmellate, yogurt, cereali, torte, biscotti, latte, burro - fino all'anno scorso i nostri ospiti andavano ad un bar vicino - come fanno in molti - la colazione era caffè e cornetto - ora - mi pare sia più completa la nuova colazione... che viene molto spesso apprezzata. Cosa dire, ci spiace non averla conquistata con la nostra ospitalità durante la sua notte a Firenze. Cordialità Antonio Tavera.

Perfectly refurbished structure, only missing an elevator. Hospitable, clean rooms, and some very spacious like the one we used: FERRARI. Extremely kind and professional staff, qualities that should not come as a surprise. Bed and breakfast just steps from the central station and 10 minutes from Ponte Vecchio. Car rental and garage, for those who need it, really around the corner. So everything very good.

Hotel with excellent value for money and nice, clean, and comfortable rooms, although not particularly large. Wonderful reception with all the information and useful tips. Breakfast included with a limited choice but available at all times. Good location, a 10-minute walk from the heart of the city. Really recommended.

Convenient structure 5 minutes walk from Santa Maria Novella train station and 10 minutes walk from the Cathedral. The area is quiet and full of restaurants. Our room was on the third floor and did not face the street, which made it very quiet. Although provided, we did not take advantage of the breakfast offered on site. The structure does not have an elevator: it was not a problem for us but it could become one for those who have difficulty climbing stairs. The person who welcomed us was very kind and helpful in providing us with information about the city.

What can I say... we only spent one night and could have been a 'burden' compared to those staying longer in the property, yet we were treated as if we were Sultans. \nOff we go, check-in at 11:00 instead of 14:00. Alessandro at the reception giving us all the info on routes, on Florence, on where to eat 'daddddio', etc. etc... a triumph of kindness and utility... judgment: immense. \nCheck-out with Antonio, the level of courtesy does not decrease, on the contrary... at 11:00 we have to leave the room, but Antonio keeps our luggage until a date to be determined so we can still roam freely and lightly through the streets of Florence. We stayed just one night in the Pavarotti suite. The location is great, very close to the station and very convenient that they allowed us to leave our luggage after check out, to pick them up shortly before catching the train. The room is beautiful, clean, comfortable and cozy. We felt very pampered by Alex's welcome and in general the people who took turns at the reception are all very kind. I gave 7 for breakfast because the bar where they sent us had a bit limited choice, but as for the place and the owner's hospitality I would give 9! The building has no elevator but everyone offered several times to help us with the luggage. I find the common room where the reception is located beautiful, warm and welcoming. In short, I didn't give 10 because there is always room for improvement, but I give you the best compliments for your hospitality!

Excellent facility, we arrived much earlier than the check-in time, as agreed via email. The very kind Alex greeted us with rare courtesy and provided us with useful information to make the most of our two days. Not to forget for another trip.

The room where we slept for two nights was clean and the bathroom spacious. The manager is very kind and helpful. The location is excellent. The property also has a common kitchen.

If I could give a higher rating I would! The staff is super helpful and friendly, they help you by explaining the map of Florence with suggestions and advice, the rating is 10 just for how they treated me, I felt at home. The rooms are very clean and new and I had all the services available that elsewhere would have charged you for, like the washing machine, the iron, etc... The location is extremely central, just a few steps from the central station, the price is very affordable considering that in the center of Florence you pay more without even receiving the same treatment, they were all helpful and kind, I appreciate it a lot, thank you for making me feel at home. I highly recommend it to everyone, it's an exceptional place and it's not common for everyone to pay so much attention to guests as they did, truly excellent.

Le nostre Executive Classic sono piccole e ben fatte ma gli arredi fatti su misura ed il bagno in marmo danno l'idea di avere un piccolo rifugio di lusso nel cuore della città. Regarding the breakfast, it's a shame there wasn't one at the property, but at a bar, (probably due to covid) otherwise it would be great. Also, it would be nice to have at least one window for the rooms because out of 4 booked rooms, only one had a French door, and you feel a bit lacking in air. Apart from that, everything is fine.

Buonasera Signor Furini, Siamo felici di sapere che avete trascorso un ottimo soggiorno! La colazione è cambiata dopo il COVID, nonostante ciò' abbiamo un accordo con un bar che ogni mattina porta le cose da noi; è una colazione tipica Italiana rafforzata che si compone di bevanda calda, croissant o schiacciata salata toscana, yogurt e succo di frutta. Purtroppo le Domeniche o nei giorni di festa il Bar che porta le cose è chiuso e siamo costretti ad appoggiarci ad un Bar vicino a noi che comunque offre le stesse cose elencate sopra. Per quanto concerne le camere, è vero, le nostre Executive Classic hanno le finestre sul tetto Velux (come si vede bene nelle foto) mentre le Deluxe con balcone o la Suite con Balcone hanno tutte una bella porta finestra con balcone privato. Enviable location for those arriving by train and wanting to visit Florence, the owner is very helpful and attentive to customer requests. I ended up in a rather small room, however, it was not a problem because it was only used for sleeping. Breakfast must be consumed at the Bar near the structure and there is a wide choice available.
