The structure is close to the station and the wonderful church of Porziuncola. Transport options (station, bus to go up to Assisi) are easily reachable on foot. Economical, clean (although the shower head needs to be fixed). Great restaurants nearby. Happy with the choice.

Great value for money and the owner's great friendliness. The property is just a step away from the bus stop and is also close to various dining services. Too bad you can't have breakfast but coffee and croissants are never lacking! If we return to Assisi, we will definitely stay here again.

The manager Carlo was very kind and punctual. He also allowed us to check in before the scheduled time. The location of the property, being practically next to the Basilica, has a particular beauty. Stopover in Assisi on the way back from the holidays, we stayed 1 night to visit the city. The B&B is in a great location, and the owner gave us excellent advice on how to visit Assisi in an "intelligent" way. We stayed in the two-room apartment on the ground floor, really very nice! Very close to the Church of Santa Maria degli Angeli, where the bus stop to Assisi is located!

The room was very nice, in a central location with a small balcony overlooking the main street with a view of the Basilica. Unfortunately, this can become a drawback in the evening, as the passage of scooters and cars is very noisy. The bathroom, which has no window, has a large shower, which cannot be said for the sink, which is really too small and inconvenient. Unfortunately, we were unable to enjoy the two breakfasts provided, as the waffles and snacks promised by the host were never provided (on the first evening we found only one waffle and one snack)! The hosts were very helpful on the phone, but less so in practice. However, we are sure that they have all the necessary credentials to improve.

Abbiamo avuto dei problemi personali, come vi abbiamo spiegato telefonicamente, e non siamo riusciti a trovare qualcuno che ci sostituisse per poter fornire caffè e brioches che erano stati erroneamente riforniti il primo giorno (messi in quantità inferiori) e totalmente omessi il secondo. Ovviamente non eravate e non siete tenuti a prendere in considerazione i nostri contrattempi e per questo ci scusiamo ancora per il disagio. Saluti.

We booked two days and one night to visit Assisi and we were satisfied: the room that was assigned to us was equipped with a bathroom with shower, air conditioning, TV, a wardrobe, and a small balcony. We found everything very clean and tidy. As it is a guest house, breakfast was not provided, however, they made available a capsule coffee maker and packaged snacks. The manager was professional and very kind, giving us advice on where to park the car and how to visit the city.

Nothing to say about the friendliness of the managers and their ability to make everything clear for us to visit Assisi and the surrounding area. Spartan and essential room with facilities that need to be replaced. The old towel rack was coming out of the wall. The large and functional shower box was not equipped with a soap holder, or rather it had one, but only the holes with the plugs remained. Excellent air conditioning. The bed, despite the low and thin mattress, was quite comfortable. The wardrobe was precarious and wobbly; it needs to be fixed. A miserable little table for storing everyday items. If they put a small fridge for guests under a new table structure, it would be ideal. In summer, having cold drinks in your own fridge is always very useful and honestly, it was lacking. As for cleanliness, the bathroom was fine, but the wardrobe drawers and windows, including the external shutters, were very dirty. Overall, it is good for short stays and excellent for reaching the center of Assisi.

Mr. Carlo and Maria are very kind, helpful and very hospitable. The structure is basic, the room and bathroom are clean, the linens are clean, the windowsill left something to be desired, dead insects were present and dust. As it is a guesthouse, no breakfast was provided but there were croissants and coffee pods in the room. The website stated that they would put us in contact with a structure where we could have breakfast, but that was not the case. Anyway, next time I will definitely come back and I recommend it. In a strategic position for those who want to visit the Basilica and Assisi.

Regarding the structure Camere la Basilica, I can say that everything went well. I recommend paying attention to some details, for example, the window pane that did not open, thus hindering the closure of the corresponding shutter. For breakfast, I would suggest including it. The structure is close to places of interest. The owner is friendly and helpful. To achieve a 9 on Booking, I would review some things. Old structure, sticky floor, dust everywhere, non-functioning windows, bathroom with encrustations in the shower. I’m sorry because the owner was really kind. But entering a place with hair and encrusted showers, dusty towel racks, no thanks. I recommend taking advantage of the location and giving the structure a makeover.

The structure is located very close to the Basilica of Santa Maria degli Angeli. Very convenient for reaching Assisi by public transport without having to use a car. The B&B is very nice, the room spacious with a nice bathroom. The owner, very helpful, welcomed us with great courtesy and took time to explain the most interesting itineraries to visit. I would definitely come back and would recommend it without a doubt.

Great location. Parking. The manager even provided us with his fridge because there wasn't one in the room and I had medication. Very helpful and attentive to customers. We will return. A small fridge in the rooms is recommended.

The manager is kind and helpful. Some aspects should be improved. Providing a voucher for breakfast since the structure does not provide it. For example, equipping the rooms with bottles of water and a better supply of supports and chairs (it is not known where to place clothes and personal effects).

Grazie Maurizio per gli spunti di riflessione però devo farle notare alcune cose. Non possiamo offrire un buono per la colazione perché vendiamo (quindi facciamo pagare) solo il pernottamento. Lasciamo però in omaggio caffè e brioches in camera. In ogni stanza ci sono due sedie e un armadio con due ante e due cassetti. La scrivania è un po’ piccola questo è assolutamente corretto però l’armadio è davvero spazioso. Speriamo possiate ricredervi la prossima volta :)

We had a very good experience because, having arrived by train almost at midnight, the manager was not present but with the indications given to us we had no difficulty in reaching the bed and breakfast and entering the room. The location is excellent because it is halfway between the train station and the Basilica of Santa Maria degli Angeli, as well as being close to the bus stop. The manager, although not present in the structure, was always available and reachable.

Since it was a Smartbox gift, I cannot evaluate the quality price. The owner is very kind and delivered the room in advance. The directions for visiting Assisi are very useful and the restaurant recommendation is excellent. Overall, everything was very good. The only slight downside is that the breakfast is a bit poor.

Excellent structure and excellent location. There are just a few things to improve: add a coat rack, a slightly larger table, the light in the room in the evening is too low, the sink in the bathroom is too small. However, for the rest, the quality-price ratio is excellent.

I recommend the location, staff, cleanliness, and adequate space in the room. I would only put a small refrigerator in the rooms. With the heat that it has made, and if you buy fresh typical products, it is a problem.

Our stay in Assisi was pleasant and we really liked the room we stayed in. The room was comfortable with a nice balcony overlooking the outside, the air conditioning worked well, the bathroom was spacious and functional. The manager Carlo was very kind and welcoming and he showed us how to navigate the city of Assisi and its surroundings. I would return!

On our arrival, we felt welcomed by the manager, who immediately made us feel at ease, also with particular attention to the parking of our motorbike, to which we are particularly attached. Upon entering the room, we found a very thorough cleaning and a pleasant scent, breakfast is not provided, but in the room there are two sweets and two pods to make a great coffee. The property is very well connected, a stone's throw away there is a bar, a supermarket, a tobacconist, and it is located near the Basilica of Santa Maria Maggiore where you can then take the bus to go up to Assisi. The only thing, but this is a plus, would be to have a small fridge where you can put something cool. For the rest, everything is perfect. See you soon!

We stayed here for four days during the April 25th holiday and had a great time. There were eight of us and we took two rooms and the studio. Great suggestions from the manager and his wife on what to do and see, close to the bus stop to move around the area without using the car, parked nearby. We also took advantage of the agreement with a nearby bar for discounted breakfast. In the rooms, there is still the possibility to make coffee and in the studio, there is a small but complete kitchen. The rooms were cleaned every morning. Only note... in the studio, a blackout curtain on the entrance door would be VERY useful because those who sleep on the sofa bed in the living room have too much light early in the morning. Excellent value for money, highly recommend it and we will be back.

Dare 3 alla pulizia perchè la stanza non veniva rifatta completamente tutti i giorni non ci sembra corretto. La nostra struttura è un'affittacamere e non un albergo quindi la pulizia completa è su richiesta e a pagamento così come specificato sul quadretto con tutte le info. Pensare di prenotare su un affittacamere con costi diversi da quelli di un hotel e poi aspettarsi gli stessi servizi è forse questo il problema.

The review is based on a family stay in the ground floor studio. Not of the rooms on the upper floors. In 2024, you cannot have such uncomfortable beds. The mattress is really uncomfortable, the pillows are incommensurable. The children sleeping on the sofa bed never had complete darkness as there are three large beautiful glass windows in the entrance that let in the light. A curtain like the one from the main bed would be enough. Small and narrow bathroom. Positive aspects: the location which is excellent and the owner who provides very useful information upon arrival.

I stayed for 4 nights in December 2023. Upon my arrival, the room had not been heated for a while and was cold; consequently, the mattress felt like ice. I practically had to sleep dressed that night. The bed was double and one of the two pillowcases was already used, with all the obvious signs of the previous use. The next day when I returned around 18:30, I found the heating turned off and consequently the room cold. When I voiced my complaints, the owner argued that it was pointless to turn on the bathroom radiator and the room air conditioner, since I had been out all day and returned at that time; for him, it was normal for me to turn on the air conditioner and as for the radiator, he would ensure it warmed up shortly. Intending to leave the room, I proposed to him to refund me for the 3 nights in which I would not be using the room. Only the intervention of the Carabinieri of Assisi persuaded him to be more reasonable. The website mentions free parking that does not exist; the only option is to park by the side of the Santa Maria degli Angeli church, where it is almost impossible to find a spot due to the high number of tourists, as it is one of the must-visit destinations for a tourist going to Assisi. I would like to know the purpose of my feedback and what consequences it will have.

La nostra è una piccola struttura, come sanno i tanti ospiti che negli anni tornano a trovarci, siamo marito e moglie e da due anni al nostro staff si è aggiunto il nostro primo figlio. Siamo quindi una famiglia e per questo ci piace ritagliarci dei momenti in cui “mettere da parte il lavoro” e vivere la famiglia. A Natale siamo chiusi, sempre. Riceviamo quest’anno una chiamata da una signora che cerca una sistemazione per una sua amica che vorrebbe venire ad Assisi per trascorrere il Natale. Qualche giorno ad Assisi da sola. La signora non chiama mai direttamente per prenotare e sempre per prenotare non vuole né pagare in anticipo né lasciare i dati di una carta di credito a garanzia. La nostra struttura come abbiamo già detto è chiusa, ma decidiamo di accettare la richiesta di questa signora mossi dal “una signora che vuole venire a passare il Natale da sola ad Assisi, un motivo ci sarà”. Nessuna mossa imprenditoriale. Una decisione sentimentale basata probabilmente su un pensiero completamente costruito da noi. La signora che abbiamo deciso di ospitare è lei. Dopo il palesarsi della sua vera natura, che credo si possa facilmente evincere leggendo la sua recensione, abbiamo provato a chiamare la sua amica che non ci ha mai più risposto. Vorremmo dire davvero tante cose, ma ci limitiamo a rispondere alle sue accuse. I termosifoni della struttura sono sempre tra i 20-22 gradi a seconda della fascia oraria. In tutte le camere c’è la pompa di calore con il telecomando. Lasciamo sempre tutto impostato e specifichiamo di alzare e abbassare la temperatura a proprio gradimento senza toccare le altre impostazioni per evitare di passare alla modalità estate. Dove ha lasciato l’auto dietro la chiesa gratuitamente è un parcheggio pubblico. Da nessuna parte troverà pubblicizzato un parcheggio privato. La federa usata è ovviamente impossibile. Le camere le puliamo noi e mai e poi mai può succedere una cosa del genere. Potrebbe succedere di trovare una federa macchiata, questo sí. Non dovrebbe succedere, ma potrebbe! A volte la lavanderia ci consegna federe o lenzuola con qualche macchia che non è andata via. Ci tengo comunque a specificare che non era questo il caso perché abbiamo verificato e non era presente nessuna macchia, ma nonostante questo le abbiamo cambiato entrambe le federe. I miti consigli dei carabinieri sono stati di assecondare la sua follia di chiamare in caserma il 24 Dicembre per lamentarsi di una stanza fredda! Le abbiamo detto che poteva tranquillamente andare via e avrebbe riavuto i suoi soldi, ma dato che avrebbe dovuto cercare un’altra struttura e non sapeva come fare le abbiamo proposto di vedere un’altra stanza e ha deciso di restare e cambiare stanza perché di suo gradimento. Infine voglio rispondere alle sue domande. L’utilità di questa segnalazione? A nostro avviso nessuna se non quella di palesare la sua persona. Che conseguenze avrà? Forse lei si sarà sentita meglio dopo aver sputato un po’ di veleno, ma nessun’altra.

My wife and I, along with our nearly 3-year-old daughter, were looking for a room to spend the night. We wanted to break up the journey to reach Calabria by car. By chance, we found this property which is just a 10-minute drive from the Church of San Francesco and in front of the Basilica of Santa Maria Maggiore.\n\nThe manager, Carlo, was very kind and even accepted our German Shepherd. We were greeted by the manager with great warmth and kindness. He explained in detail everything about the structure and how to move around the area. He made himself available for anything or any questions. Cozy, clean, fragrant structure, with the right privacy. Even though the property does not have a restaurant service, you can find coffee and a couple of snacks as a gift from the owners, who were kind enough to leave the room available for a few extra hours, allowing us to run some errands before departure and free from luggage.

The room itself is clean, lacks a real breakfast, a waffle and a packaged brioche are not. I booked with a Smart Box but had to add 20 euros because only 'superior' rooms were available. Superior? There wasn't even a fridge, the TV was 17", uncomfortable mattress and very hard pillows.

Sulla nostra pagina e sulla mail di conferma che ricevete proprio per evitare che qualcuno si aspetti un servizio che non abbiamo. Evidentemente non avete avuto modo di leggere le nostre comunicazioni. Vorrei poi far sapere che ci avete anche segnalato di essere celiaci e abbiamo acquistato per voi prodotti specifici!!! Mi piacerebbe poi sapere dove e come io vi avrei proposto una camera superiore. Avete un preventivo, che avete accettato, per una camera STANDARD. È stato richiesto un extra perché avevamo esaurito la capienza di prenotazioni pre-pagate. Mi piace ripetere che ovviamente vi era stata detto e vi era stato inviato un preventivo che liberamente avete accettato. Noi non costringiamo nessuno a scegliere la nostra struttura. Detto questo mi dispiace sicuramente abbiate trovato il letto scomodo perchè questa è sicuramente una critica che possiamo accettare visto che la comodità è soggettiva. Dire che vendiamo il servizio di prima colazione e camere superiori no. Queste sono falsità.

It wasn't the first time I stayed here but it had been a while. Clean, new structure, comfortable location. It doesn't include breakfast but they provide coffee pods and a packaged sweet in the room. Coffee machine available for guests at the entrance of the rooms. Hairdryer in the bathroom. Availability for check-in at any time. I recommend the structure for its convenience of location, friendliness, and availability. Clean rooms.

What can I say? Everything was excellent! From the welcome, to the rooms, to the location. All truly top-notch. I will come back and recommend it. Only a very small suggestion: to provide, at least in these periods, maybe for a fee, a small fridge in the rooms. But for the rest, only applause.

The host, the location... It's a shame that you can't give a rating higher than 10. Incredibly quiet and peaceful neighborhood and everything is close... Just a 4-minute walk from McDonald's and a 6-minute walk from the train station... etc... Carlo, thank you so much for the wonderful stay at Camere la Basilica. And I must mention and especially thank Carlo, because he printed the registration form for us, which we had to sign and send via e-mail to Croatia for our daughter. We stayed in February so it was very, very cold. The rooms are well-kept, new, and well heated. The first thing I noticed when entering the room was the clean smell. The sheets were very white and fragrant. The owner of the structure, Carlo, was very polite, kind, and helpful. We felt at home thanks to how he made us feel comfortable. I recommend it and if we were to return to Assisi, we would definitely come back.

I stayed for one night with my children, clean environment, convenient location (right behind the Basilica) the owner a super helpful and friendly guy. Even though breakfast was not included, he left a basket with snacks and juices in the room that the kids really enjoyed. We will definitely come back.

Excellent location. Beautiful and well-structured studio. Typical of the area, but excellent for spending a vacation. Its location is central, great for visiting Assisi and its surroundings. Being close to the bus stop and especially to the train station, our travels were a walk! The area is full of restaurants and fast food, so we had no problems here either. What about the owners, two exceptional people, Carlo with his sympathy reassured me from the very beginning, providing me and my family with all the necessary information to make our stay fantastic. And Chiara, made us feel her magical and sweet touch inside the apartment, starting from the provided soaps, to the little gift on the last day. If there had been a higher score, I would have given it. Definitely to be repeated, maybe in a few years.

Buongiorno Alessandro. Ammetto di dover far appello a tutta la professionalità per rispondere alla sua recensione in modo pacato. L’orario di check-in è alle 15. Voi siete arrivati alle 10 e avete lasciato i bagagli per poi prendere possesso della camera alle 13. Dove sarebbe il ritardo? Il check-out è entro le 10. Questo è il nostro regolamento che potete consultare prima di fare la prenotazione. Oltretutto non ci avete nemmeno chiesto di poter restare più tempo quindi non capisco proprio la vostra lamentela. E per quanto riguarda il condizionatore, mi dispiace davvero tanto, ma noi lasciamo sempre tutto impostato e vi spieghiamo che dovete accendere/spegnere e regolare la temperatura senza toccare le altre impostazioni. Questo perché succede, proprio come avete fatto voi, che qualcuno sposta da aria calda a aria fredda e poi nemmeno si rende conto o distingue il simbolo del sole da quello del fiocco di neve. In qualsiasi caso anche qui bastava una telefonata e vi avremmo aiutato a risolvere “il problema”. Siamo davvero dispiaciuti della leggerezza con il quale avete fatto questa recensione con una serie di argomentazioni infondate e false e senza minimamente pensare che rovinate il lavoro che noi facciamo tutti i giorni.

I stayed for a few days in the ground floor apartment. The room is in a perfect location, in the center, with all amenities nearby. The host welcomed us kindly, showing us how to move around and reach Assisi by public transport, recommending some excellent restaurants. What can I say, an experience to be repeated. I spent three nights at 'Camere la Basilica', near Assisi. Everything was good, the managers were very kind and the structure is in a strategic location, close to the bus stop for Assisi. I would have preferred a room with a view of the basilica. The only negative was the air conditioner, which sometimes made an annoying noise even when it was off. I definitely recommend this property.

Le cose che noi lasciamo in camera così come lo sconto al bar sono dei nostri piccoli omaggi e non sono da intendersi come un servizio offerto (infatti è gratuito). Kindness, courtesy, and availability at the top. Excellent location, free parking less than 500 meters away, bus stop to Assisi (upper part) 1 minute walk. Train station less than 500 meters away. They accept dogs. Restaurants and pizzerias in the immediate vicinity.

The price could include a simple breakfast at the bar. \nAlthough not planned, the manager did not fail to provide packaged savoury and sweet products in the room. \nGreat location. Pleasant structure, hairdryer and TV available. \nThe fundamental element is missing: the Crucifix of San Damiano, it is not there anywhere.

Structure very close to the Basilica of Santa Maria degli Angeli and equipped with every comfort. Host Carlo was always very kind and caring. I recommend it to anyone who wants to stay near Assisi. Very convenient on-street parking just steps away from the property.

I was assigned the peach room. It's lovely, minimalist, and comfortable. The huge private bathroom. Pets allowed. I stayed only one night, but the location of this place is strategic. You can easily leave the car parked and walk around because everything and more is within reach, or by public transport. The manager, Carlo, is the best! A man who puts passion into his work. Furthermore, he was polite, friendly, and helpful in providing us with directions on where to eat and what to visit simply by taking public transport, sunny and easy-going. I recommend it.

Kindness and maximum availability of the manager Carlo and Benedetta, who welcomed us. The studio is equipped with everything, located in a great position, very close to the Basilica of S. Maria degli Angeli. Agreement with a nearby bar where you can enjoy a great breakfast (good discount provided by the structure and a basket with packaged products, which was not expected since breakfast was not included, so even more appreciated). Definitely to be taken into consideration if we were to return to the area.

I stayed at the 'Camere la Basilica' with my girlfriend. The rooms are cozy, simple, and well-finished. The location is a short walk from Assisi (15 minutes by bus) and close to the train station. Friendly and helpful staff. Recommended.
