A lovely property with a charming garden and a welcoming host. Our room was spacious with a comfortable bed and a sofa. The centre of Florence is easily accessible by bus, with buses every 10-15 minutes from a stop less than 100 m from the property. We thoroughly enjoyed our stay.

I stayed here while I did some work at the EUI. The location is nice in that it is a bit out of the city so it is quiet and pretty, with easy access to the Tuscan hills, but also a 30 minute walk to the very center. It is also on a bus line and has access to lots of rentable bikes to make it faster. Roberto was also a highly approachable and helpful host. I will stay here for every visit I take to Florence!

Had a very pleasant stay for 1 night. Nice and clean room, warm welcome by the host. Only thing is that our bathroom had no ventilation, so the bathroom/bedroom becomes quite humid after showering.

The host, Roberto, was very kind and accommodating. He gave good advice on local eateries and provided a wide selection for the provided breakfast. He even stored luggage after check-out so that I would not have to carry it with me until I could check-in at my next destination.

Everything was perfect. Roberto speaks French very well, he is very helpful and kind both for the check-in times (we arrived at 10 pm) and for keeping our luggage on the day of our departure. He allowed us to print our plane ticket on his computer. Very beautiful house located in a quiet residential area of Florence. The rooms are spacious. The bus to the center is 100m away. You can also walk to the center (3km). In conclusion, we highly recommend!

Very beautiful and very clean accommodation. The owner is very kind and attentive. The heart of the city center is 10 minutes away by bus which you can take 100m from the accommodation. Everything was fine. The coffee in plastic cups from the machine did not taste good to us. Otherwise the breakfast was good and plentiful and could be enjoyed wonderfully on the terrace overlooking the nicely designed inner courtyard.

The bus stop is a 2-minute walk away. Overall beautiful accommodation in a building over 100 years old. The coffee machine can be used for free 24 hours a day. The kitchen/breakfast room and terrace are always available too.

The room is spacious, clean and quiet. I would recommend, for the winter months, placing bedside runner rugs and a slightly larger shower mat. The garden is a little paradise. Roberto is kind and helpful.

The B&B 400 in Florence is magnificent. It is located in a quiet area at the foot of the hill, below Fiesole. The house is a beautiful early 20th-century building that retains many of its original features. The room was large and comfortable. The breakfast room overlooks a charming garden, where you can start the day in peace. The host is helpful and very kind. I hope to stay there the next time I go to Florence.

Room located on the ground floor, very noisy. You could hear the noise from the street, the noise from the floor above, the noise from breakfasts and the noise of people going up and down the stairs; in short, there was no sound insulation. The pillows were truly embarrassing; I have never seen anything so unsuitable for sleeping. I conclude by saying that the breakfast should be completely reviewed. All packaged food, little choice, low variety and quality. The positive aspects are the charming property, the peaceful location and the host who was very precise and helpful. However, this does not justify all that is wrong and I say it honestly.

Roberto was a very reliable, pleasant, and friendly host. He was available for information, fulfilled our requests (for example regarding the types of tea), and was always ready to make a joke. He personally takes care of the maintenance and cleaning of his B&B and does a fantastic job! At this point, a big compliment. Due to the historic building, it was sometimes possible to hear other guests talking or walking. This can easily be covered with earplugs. What could still be optimized; a soap dish so that you don't have to place the loose soap on the edge of the sink and a little more space in the bathroom and in the room to place products or other things. We felt very comfortable, slept well (mattresses and pillows of top quality), and highly recommend it.

We spent a two-day stay in this property in Florence. The owner Roberto was super kind to us, he showed us how to get to the center, explained the breakfast composition (abundant and with a lot of choice). Coffee machine, toasted bread, savory breakfast, croissants, brioches, tarts, big donut, yogurt and different types of milk for all tastes. The room was clean, tidy, and tastefully furnished (I loved the black Chinese bridal wardrobe!). He allowed us to stay in the property beyond the check-out time waiting for our train and we relaxed in the lovely outdoor garden. It really feels like being far from the world, immersed in the small garden, with statues, amphorae. You could spend hours, sitting with a great coffee and an engaging read. I would recommend the property to anyone looking for a simple, familiar place, a few minutes from the center of Florence (For the center: bus number 1 with a stop very close to the B&B and a tram to the station!).

We have just finished our holiday in Florence staying at this wonderful property quite close to the historic center. The location is ideal for getting around as there is a bus terminus about 60/70 meters away to go downtown. Since driving in Florence is a bit of a mess, it's something to consider. The rooms are cozy, spacious, and clean, and the common areas are very well-kept and functional. The garden, although not huge, is very unique and characteristic, very beautiful. The breakfast is varied and good, served directly by Mr. Roberto, a very kind and helpful manager. We thank him for the information on routes and tips for dinner. We highly recommend it!

The structure is very beautiful and the furnishings are new. The garden and terrace arrangement are tasteful. Everything is fine but the breakfast is not up to the standard of a B&B. Too many packaged products.

About half an hour walk from the center of Florence, clean and great breakfast. Very kind and caring the manager Roberto.

Historic building well converted into a guest accommodation, cordially managed by Roberto, located 3 km from the historic center easily reachable by public transport or walking. The rooms are tastefully furnished and the bathroom is comfortable (I would add a soap dish in the shower). The breakfast, very Italian (which is fine by me), was sufficiently varied and of quality. Considering the prices in Florence, the quality/price ratio can definitely be defined as good.

The structure is excellent, with a very cozy and clean room. The breakfast is abundant. Above all, the manager, Mr. Roberto, is always available, very polite and kind.

Clean and well-maintained room, slightly outside Florence but perfectly connected by public transport, 20 minutes on foot from the Duomo. All good.

I stayed at this property with my daughter from July 14th to 16th, 2023. I must say we felt very good right away. The manager and staff were very welcoming, helpful, and professional. The charming property is very beautiful, with excellent cleanliness and service. It is located in a strategic position to visit the city, definitely recommended. We will return.

Beautiful property. A bit outside the center of Florence but well served by public transport. The area is a quiet residential area, very beautiful and full of greenery. The room is clean. The owner is very kind.
