Well, we were there with dogs. They cannot stay alone in the room. The owner also has 2 dogs, so it wasn't relaxing even in the garden. Generally very nice. Breakfast wasn't that great. The coffee was cold. There was neither cheese nor ham. Hm...

Dear Mrs Schmutzhard, Thank you for your review. I recon the rules on the dogs staying in our BnB can be perceived too rigid, but four dogs and two cats need some rules to be managed. Regarding the breakfast I am really sorry. The italian breakfast usually do not include ham and cheese. I could have asked your preferences. My fault. Thanks again for your note. One of the best B&Bs I have ever stayed at! Comfortable, spacious, and cozy rooms, very friendly and welcoming hosts, the park surrounding the house is refreshing after a tiring day. When I find myself in the area again, I will definitely stay in this place again if it's available. Thanks again to the managers and compliments!

I stayed only one night for work reasons. I really appreciated the cleanliness, the friendliness of the manager, and the breakfast. Quiet location but convenient for getting to Carpi and Modena. The only small consideration is the lack of a minibar in the room; there was only a small bottle of water available. Overall, it was a very positive experience.

Good structure for a short stay. Nice structure and the place is very quiet. We didn't have breakfast and I can't say anything about it. But I can say that for the price and the location it is a bit high. I spent 75€ without breakfast, no minibar, nothing to eat, just water, and the bed was very noisy with every movement without a double mattress, but two single mattresses joined together. The TV is very small and without air conditioning which could be very useful to heat the environment as you wish. There are places that offer more services at this price. Rating 6.5 for my experience.

We stayed in the attic, a welcoming and super clean environment. The structure and decor give a sense of going back in time, to simplicity, but at the same time with all the necessary comforts. We appreciated the breakfast (mainly organic) served in a very cozy environment. The hosts were very kind and attentive to everything discreetly. I recommend it.

A friend and I stayed at La Francesa for one night, staying in the very large attic loft, spacious, simply furnished and very clean. The house is very large and well-maintained, the presence of pets makes it even more welcoming. The location just outside Carpi city ensures silence and tranquility, even though it is too far to reach on foot (by car it is only a ten-minute drive). The hosts are kind, discreet, and available to provide any information you may need. They even offered us a ride to the station! Breakfast is varied and very abundant, fresh croissants, coffee, fruit, yogurt, warm and toasted bread, jams, biscuits, juices, vegan and non-dairy milk, and they also provided a vegan option (two types of packaged biscuits and brioches) on request. Good value for money. We will gladly return, this time with the car! Thank you very much. Gaia and Isotta.

It is a Bed & Breakfast to recommend. To my surprise, I found a very quiet place 10 minutes from the center. The owner is kind, welcoming, helpful, and attentive to your needs. The room is furnished with style and taste, maximum cleanliness. The quality and price ratio is excellent. I could not have breakfast by choice, next time I won't miss it.

Well-located property for my needs; comfortable and well-maintained rooms. Hospitable managers, very helpful and professional (they even gave me good advice). In conclusion, the choice to stay at the B&B La Francesa was excellent.

B&B located in a strategic position in the Carpi area: 1000 meters from the Fossoli concentration camp (reachable with a walk).\n\nImmersed among the Lambrusco vineyards, it is managed by 2 exquisite, helpful, and professional people. 300 meters away (on foot) there is a very good restaurant.\n\nWe took the apartment and we had a great time. Unfortunately, the weather didn't help us, but in spring and summer on sunny days it must be wonderful.\n\nVery high quality/price ratio.\n\nHighly recommended.

Nice naturalistic place, very close to the La Francesca oasis and interesting bike paths for sports lovers.
