The accommodation is next to the station, so it is very convenient for travelers. Unfortunately, at night the area changes and fills with dubious characters, which makes returning to the bed and breakfast feel dangerous (at least that was my impression). For this reason, there are many cameras in the building and on the property. The room is basic: the bathroom light turns on with every movement, which is very inconvenient at night. The bed is firm but comfortable. The host is kind and passionate about his work, but on the morning I woke up there was no water and it was impossible to take a shower or wash. During the night, due to a misunderstanding, I was woken at 1 a.m. and it was difficult to fall back asleep. The building's water problems were such that I could not wash and had to ask a colleague at another property to let me use their shower. Not ideal.

The rooms are in a building next to the station and a 15-minute walk from the center. Despite being close to the station, they are very well soundproofed, even between rooms, so you can sleep without disturbances. The room is very modern and well cared for, and has everything needed for an excellent stay. The host is extremely helpful: during my stay the building's elevator was out of order. The rooms are on the eighth floor (you enjoy a beautiful view over the city from above), but the host personally arranged for me to enter through the neighboring building. Otherwise, the rooms and the main entrance are automated, so access is easy and fully autonomous. All in all: considering the price, it is without a doubt recommended both for a visit to Modena and for work.
