Fantastic location, just in front to the most famous Villa d' Este gardens, the Unesco site and Tivoli main attraction. Ideal place to have everything at only few steps.

Comfortable rooms, some of them with a view, the Superiors with hydromassage box shower, family room is also available, wi-fi free, public parking at 50 metres.

Lovely terrace overlooked Villa d' Este square, where is possible to have breakfast during the warm season.

Bus stop for Roma Villa Adriana and taxi area at few steps. Luggage storage, tourist assistant, booking taxi, restaurants, guided visits.

Fantastic location overlooking the entrance to Villa d'Este. The host is very communicative, responsive, and passionate about Tivoli. Breakfast was a fresh pastry and a variety of fruit, yogurt, bread, coffee. There are many restaurants in the area and it's very close to Piazza Garibaldi. There's a terrace, which was a nice place to relax after a long day of walking or to get out of the sun.

Good location. Hard, uncomfortable pillows and extremely noisy from the street outside, made for a rough night with little sleep. Very nice host with good food recommendations and parking provided.

Dear Mr.Floris, we are happy you have appreciated our location, we are in the best touristic location of Tivoli : in front to Villa d’Este gardens for this reason this area is full of people, restaurants and tourists; if you wish a quite place you have to go out of Tivoli center. In any case we have windows with double glass that offers a good sound isolation. I’m sorry you didn’t find comfortable our pillows, why didn’t you ask me a different kind of pillow we have different kind of them. The parking card free is a great benefit we offer to our guests included in the room rate and it is very appreciated from our guests.

Ideal situation for the old town and gardens. The host is very helpful. No breakfast offered this time of year. Parking free and easy to find. It is easy to find if you don't take the GPS shortest route!

The property was well situated close to the city centre. The amenities were below standard. There were no drinking glasses or coffee-making facilities in the room. A balcony would have been nice to take in the views. There was a rooftop area to sit, but having your own balcony would have been better. The room was cleaned daily; however, the bath towels, etc., were only changed every three days, but you could request clean ones, though you needed to pay 1 euro each.

Just spent four days in Tivoli at the bed and breakfast Villa d'Este and could not have enjoyed it more. Our hosts were wonderful, welcoming and ready to help us with services, taxis, etc. The location is right across a small square from the entrance to Villa d'Este, and convenient for all the town's restaurants, shops and attractions. Delicious breakfast with fruit, muesli, yogurt, toast, even fresh croissants. The rooms were utterly charming. Hope to go back.

Perfect Location for Tivoli Water Gardens and town centre. Great hosts. Only downside was that bathroom, although private and dedicated to the room, was not en-suite.

I recommend it 300%. The room completely matches the photos. It is right in front of the entrance to Villa d'Este and a 10-minute walk from Villa Gregoriana. Upon our arrival, we were given a free parking ticket for the blue zone (to be returned when handing back the keys) otherwise parking costs 1.50€ per hour I believe. The parking is a 2-3 minute walk from the room (we found a good spot, but most spots are quite old and narrow, but it is fine if you don't have a large car, we drive a 2008). We thought there would be a lot of people at the various villas to visit but that was not the case at all, the owner explained to us that in August there were not many people due to the heat. We were with a 4-year-old who had a small bed next to ours (it was perfect). Near the parking there was a fair (held all month of August), noisy but well soundproofed windows. The bathroom was very clean and functional, nothing to complain about. And the big plus the rooftop terrace, where we could sit after visiting Villa d'Este to have an aperitif, it was just perfect. As for the visits, we organized ourselves a bit poorly, ideally it would be best to visit Villa d'Este in the evening to have the chance to enjoy the beautiful garden by day, but also to be able to see the sunset and enjoy the garden at night, all the fountains are illuminated it looks beautiful... Too bad, we will come back. Villa d'Este can easily be done in 2 hours or even less, or much longer for those who like to stroll. Villa Gregoriana can also be done in 2 hours (several routes are offered) for the short tour, knowing that there is also a "medium" and a long tour! It is more in hiking mode (bring your sneakers). We finished with Villa Adriana (because we had to take the car) this one has a parking lot (shaded for the lucky ones), we didn't like this one much, but it is mainly because for our 4-year-old daughter (used to hiking) it was too much, and it is extremely hot and extremely large there. You can find passes for all these visits, but in the end we paid more for the passes to avoid the queues that were not there at all... It was our stay, it was great, and the room had a lot to do with it! Thank you for the welcome and patience with my mediocre Italian. Thank you for the delicious espresso. Hope to meet you again on our way.

Mr. Fabio and the lady were uniquely helpful! Room with ensuite bathroom as promised, clean and equipped with every comfort! I arrived earlier than the communicated time and still found the room warm and welcoming! I definitely recommend it and will return! Thanks for the welcome. P.S. The view from the terrace, although not yet furnished for the summer season (as Mr. Fabio made a point to mention), was a real treat!

Simple and quite spacious room overlooking Piazza Villa d'Este. Very small windowless bathroom, difficult to move around, and poor cleanliness. Two flights of stairs with no elevator. Friendly hosts and great location with parking provided. Normal breakfast. Unfortunately, we will not return considering the price asked.

Gentilissimo Signor Vantellino ci fa piacere che abbia apprezzato la nostra posizione unica a Tivoli, ma mi trovo obbligata a controbattere ad alcune sue critiche che reputo senza fondamento alcuno : Il prezzo: consideri che siamo fra i pochissimi a Tivoli che offrono il parcheggio gratuito! Lei usufruendo della nostra scheda avrà risparmiato da un minimo di 10 euro ad un max di 15 euro di parcheggio! Senza parlare poi della nostra posizione che ha un valore aggiunto non da poco …..e la sua camera affacciava davanti all’ingresso della Villa D’Este!!! Lo vogliamo dare un giusto valore a tutto questo ? Riguardo al bagno forse lei lo ha trovato angusto in quanto la sua notevole statura non è stata compatibile con le dimensioni del bagno che sicuramente non è grandissimo ma le assicuro che io stessa da viaggiatrice ho spesso trovato bagni delle stesse dimensioni, comunque lei ha scritto che la camera era “abbastanza spaziosa ….” Poi la critica della scarsa pulizia ci fa rimanere basiti !! Noi abbiamo tantissimi 10 su questo sito alla voce pulizia tutto verificabile leggendo le valutazioni degli altri ospiti. Del resto siamo un Top band B con valutazione 4.5 su 5 e sarebbe impensabile raggiungere tali obiettivi con la sua critica .

The property is located in a central position, which is very convenient for those without problems. The parking lots are close, but there are many stairs. This is the only flaw. Also, there is no fan in the room. The manager is really kind and polite. I would recommend this property for one or two nights.

Ci fa piacere che abbia avuto un buon soggiorno e che ci consiglia a chi legge . Lei ha alloggiato nella camera BASIC la più economica, tutte le altre stanze hanno il climatizzatore, con temperatura regolabile a piacimento. Noi ci troviamo al secondo piano con scale comode intervallate dal pianerottolo , pertanto non reputo corretto il suo commento sulle scale: infatti nessuno ha mai criticato due rampe di scale comode; del resto si tratta di una palazzina antica proprio davanti alla Villa d’Este, in questa zona sarebbe impensabile trovare un palazzo moderno munito di ascensore.

Ci fa piacere che si sia trovato bene. Riguardo al climatizzatore i nostri sono molto efficienti. A volte capita che inavvertitamente qualcuno modifica dal telecomando senza volerlo la modalità di raffrescamento oppure la velocità del ventilatore; questo può rendere meno efficace il sistema. C’è da dire anche che questa è stata un’ estate particolarmente rovente e con 37/40 gradi fuori e anche i condizionatori ne hanno risentito. Grazie per la sua visita e cari saluti.

Delightful Bed & Breakfast in the heart of Tivoli, very central location in front of the entrance to Villa d'Este, very well-kept even in the details, with a very intimate atmosphere. Extremely kind managers, ready to give advice and information, and attentive to all guests' needs. Very convenient parking voucher that allows you to leave the car in the many available spots along the streets. We felt really pampered, highly recommended!

Everything perfect. Spacious triple room equipped with every comfort. Fragrant sheets and very comfortable mattress. Large bathroom, clean, new sanitary ware and faucets, large shower. Impeccable cleanliness both in the room and in the bathroom. The managers are very kind and helpful.

I stayed with my husband and my two children in this beautiful property, the hosts offer parking 50 meters away in Piazza Garibaldi, convenient for those traveling by car. In the city center, in front of the entrance to Villa d'Este, perfect for exploring the historic center. Room, breakfast all impeccable, friendly and nice hosts. Absolutely recommended.

Room of great taste and very clean, with spacious and comfortable bathroom. Excellent location: a few meters from Piazza Garibaldi and the Tivoli main street, in front of Villa d'Este. Excellent management by the owners, very friendly people, very helpful with whom it is very pleasant to talk. Excellent parking solution offered by the managers with directions to navigate the streets of Tivoli; nice the possibility to use the panoramic terrace. Fantastic city and stay with no shortcomings. Fair price and impeccable service. Highly recommended!

The room I stayed in was very beautiful, bright, and well-furnished. However, it's a shame that there is a sewer smell in the bathroom which is truly unbearable.

Ci fa piacere che abbia apprezzato la camera in cui ha alloggiato, la posizione e la colazione; siamo invece spiacenti per l'inconveniente del bagno che è stato causato da alcuni lavori alla fognatura nella palazzina. Noi durante le pulizie del bagno non ce ne siamo accorti perché il problema non era continuo, ad ogni modo se ce lo avesse fatto presente le avremmo cambiato la camera. Quando si presentano degli inconvenienti durante il soggiorno è buona consuetudine avvisare sempre il gestore, così da darci la possibilità di rimediare. Cordiali saluti Rosella e Fabio

Room and bathroom quite spacious and very clean. Taste and comfortable furniture. Splendid terrace where you can have breakfast and available to guests for the rest of the day. Kind owners. Excellent location for walking in Tivoli and visiting the main attractions, right in front of the entrance of Villa d'Este. The property is located on the second floor accessible by stairs. Parking is nearby, they provide passes to park on the blue lines in Tivoli.

Cozy structure located just a minute from the entrance of Villa d'Este. Inside, rooms are very clean and tidy, owners are very kind and helpful. Very convenient to be provided with a prepaid ticket for 30 days for car parking throughout the Tivoli area. Rich breakfast with the possibility to enjoy it on a beautiful terrace overlooking Villa d'Este. Excellent quality/price ratio. I would definitely recommend it!

Camera ampia, pulita, arredamento stile shabby gradevole. Consiglio di studiare bene il percorso per arrivare perché è proprio nel centro storico. Il gestore ci ha offerto la tesserina per il parcheggio a pagamento.

Proprietari gentili e pronti a soddisfare qualsiasi esigenza. Struttura ubicata in un edificio dei primi '900 ubicata al 2° piano priva di ascensore o montacarichi. I locali sono tenuti bene ma l'insonorizzazione tra le camere non è il massimo soprattutto per la presenza di un bagno esterno a servizio delle altre camere. Ampio bagno anche se la doccia idromassaggio con pannello elettronico multifunzionale un po' datata. Letto scomodo: il materasso un po' datato andrebbe sostituito. Ubicato di fronte all'ingresso di Villa d'Este. Da non sottovalutare la possibilità di parcheggiare gratuitamente a pochi passi dalla struttura (piazza Garibaldi) in parcheggio a pagamento grazie al permesso che ti rilascia il B&B. In generale consiglio la struttura non solo per la gentilezza e cortesia dei proprietari, ma anche perché è un ottimo punto di partenza per visitare in pochi passi a piedi le bellezze di Tivoli e in pochi minuti di macchina villa Adriana.

Sono stato con la mia ragazza ad agosto e siamo stati davvero bene. La camera é esattamente come nelle foto, ampia, comoda e arredata con attenzione ai dettagli (avevamo la glicine). Avendo direttamente le chiavi si ha la possibilità di entrare ed uscire senza vincoli di orario e di accedere al terrazzo. La posizione comodissima, di fronte Villa d'Este, vicinissima al centro (movimentato anche di sera) e alla piazza dove lasciare l'auto. Menzione speciale al signor Orazio, simpatico e molto disponibile (anche se in ritardo, abbiamo mantenuto la promessa della recensione!) Unico appunto, per il prezzo pagato, si potrebbe inserire un phon in camera e corredare il bagno di doccia schiuma e shampo.

Carissimo Andrea, grazie tanto per aver lasciato scritta la tua esperienza presso il nostro Bed and Breakfast; ci ha fatto molto piacere che tu e la tua ragazza abbiate apprezzato, il comfort della stanza dove avete alloggiato, il bellissimo terrazzo e la posizione strategica in centro. Riguardo al phon, noi lo abbiamo in dotazione e si trova in bagno, precisamente in un cassetto in basso del mobile lavabo e sul cassetto / contenitore c'è la scritta "phon"; mi dispiace che tu non lo abbia notato, ma sai, a volte per risolvere piccole cose basta chiedere. Lo shampoo è vero non lo forniamo, ma nella doccia c'è un flacone di doccia schiuma. A parte queste piccole cose, spero che il vostro soggiorno a Tivoli possa essere un bel ricordo da custodire nel tempo. Cordiali saluti da tutti noi.

Struttura vicinissima all'ingresso di villa d'Este. Occupa secondo e terzo piano di una palazzina d'epoca, anche se non particolarmente di charme. Contate di dover fare le scale. Zona centrale ma angolino tranquillo. Buona colazione in terrazzo. Gestori cortesi.

"Consigliato" Sistemazione scelta per l’eccellente posizione vicina al centro storico di Tivoli. Camera spaziosa, pulitissima e confortevole, dotata di una splendida veduta su villa D’Este, essendo il B&B situato proprio di fronte al suo ingresso. Ottima struttura, in un bellissimo palazzo e in posizione centrale, belle camere pulite e confortevoli. La terrazza a disposizione dei clienti per la colazione (e non solo) è davvero bella e gode di un magnifico panorama. I gestori sono cortesi e disponibili, dando al B&B un'atmosfera molto familiare.
