Cancellation conditions (except for non-refundable rates)

You may cancel your booking up to 30 days before the check-in date. In the case of failure to show or late cancellation, the deposit or advance payment will not be refunded

For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

The short stay was very pleasant, rustic yet cozy structure, Excellent value for money. If I may give a suggestion, I would add a microwave or a small oven to heat up a ready meal. Highly recommended B&B.

What can I say, the place is spectacular. From the entrance with a long avenue lined with cypress trees, to the structure, it is immersed in greenery, far from everything. It offers full relaxation with maximum attention to the customer. Recommended.

The structure is located in a beautiful place, surrounded by nature, with well-kept greenery all around, peace and tranquility are in the air. The apartments are spacious and clean, and the owner has been very kind and helpful. It was a really pleasant stay! The only note is that the bathroom of the Le Zinie apartment is a bit strange in its structure and not very comfortable, but for 1 night it didn't cause us any inconvenience.

Wonderful place, cleanliness as well. Simona is very kind and available to solve any problem that may arise. She gives advice on restaurants near the property and places to visit if you ask her. All super perfect. Also accepts large dogs.

4 days of vacation between Umbria and Tuscany and I must say that this bed and breakfast is exactly what we were looking for. Beautiful group of renovated farmhouses in style, spacious, clean and comfortable apartments. Wonderful swimming pool area and large children's play area. To all this adds Simona, a wonderful person, kind, helpful, ready to fulfill every wish of her customers! Everything is fantastic, we will be back soon.

Abbiamo passato dei giorni stupendi in questo piccolo "borghetto" immerso nella natura, vicino al Lago Trasimeno, ma anche alla Val d'Orcia in Toscana. L'agriturismo gestito in maniera perfetta, pulito e ordinato, si trova su una piccola collina, e la strada di cipressi è stupenda. Noi eravamo un piccolo gruppo di famiglie con bambini/nipotini, è una struttura perfetta per le famiglie, ma anche per giovani coppie. Il relax, il silenzio, e sopratutto l'accoglienza particolare, fanno di questo posto un luogo perfetto per staccare dalla routine quotidiana. Grazie di cuore, torneremo sicuramente per godere della bellissima piscina e del parco giochi.
